Hello,

We have received our proposed floorplan from the architect but are a but stumped. It does need a lot of tweaking e.g. we want the utility to come off the kitchen as opposed to the hallway etc. However the biggest issue is that a significant portion of the downstairs is open plan. I had my heart set on two receptions and a stand alone kitchen diner. We also want to squeeze in a playroom somewhere off the kitchen.
I am worried that in dividing up the space we will be left with long narrow rooms so it won't feel spacious. However leaving the area open plan is not really something I want as I fancy a change and would like to be able to close off parts of the house to contain children/mess/guests!

Any ideas welcome!

From looking at the plan you appear to have 3 living/sitting/reception areas. Do you need all those? Could the middle sitting room become the playroom and if you want it more closed off just make the opening from the open plan kitchen/dining/living area a door instead? Other than that and your utility changes, I think it is a great floor plan.

I like it. I would do exactly as pp has suggested and use middle living room as a playroom with either a sliding door or screen so you can shut off the mess! And do the changes you suggest so utility is next to kitchen.

I don't know what your family dynamic is but with a similar layout we tend to spend all of our time in the kitchen diner. We have a similar width but longer room and i wouldnt go any smaller (certainly to fit in whats drawn) - we're a family of 5. I would therefore have the kitchen diner extending into the space where you currently have the downstairs loo, then make the utility & study smaller, & fit the loo in between them. I'd mirror that with a smaller lounge and middle room (playroom) on the other side of the hall and have pocket doors between the kitchen diner and the playroom.

Thanks for the suggestions. Concerned that splitting the kitchen area from the bit with the sofa’s is going to result in long narrow rooms?

The laundry not entering the cooking area is a bonus. This is a really nice layout. Take away one seating area for play space and you have a really good layout for now that you can grow into in time.

If it’s not what you asked for then you should go back to the architect and ask for it re done!

However like pps, I like this layout and I do think cutting the big family room in half will leave you with lots of (relatively) narrow rooms. I also like the utility where it is, why carry laundry through your kitchen?

I hear you on the mess so I would make a few tweaks:

  • add a walk in pantry carved off the back of the kitchen (where the sink is now shown, this also moves the kitchen further towards the garden), this can be a place for kitchen related mess
  • add some doors to the second reception so that can be closed off when you want. Can’t that be a playroom? Do you need two receptions and a playroom?
  • If you do need two receptions and a playroom, then carve off a corner of the big open plan room, so you are left with an L shaped kitchen diner (still room for one sofa in there). However I would do this with half walls or glazed panels (crittal style) so it’s not breaking up the open feeling.
