Is the housing market dead at the moment??

We've had our very lovely (not just biased) house on the market for two weeks - very reasonably priced for the area - and have not had even one person come to look round. We're lucky in that we dont have to move - although the whole point of us selling was to buy a house we had seen - but if we can't sell, well, we'll just stay - there are worse things etc etc! However, it just seems odd that we have not had a single viewing! We are in the midlands if that is of any consequence. Is this happening all over or is there some bad voodoo going on with us?

We've been up for 4 weeks and had 2 viewings in that time, I think it's just so slow.

We just sold in 2 weeks, the house we have bought was on for a year.

QforCumcumber - are you like me, getting sick of having to make the house spotless every morning before you go to work 'just in case' there is a viewing? It's driving me mad!

House on the market for 2 weeks without a single viewing enquiry suggests the price might not be quite as reasonable as you think.

I don't know the market in the midlands, but experience in down in Surrey is that price sensibly and you'll be fine, be optimistic and it will be a struggle.

I would also think that it isn’t that reasonably priced. Or there’s something wrong with the location.

We're in the midlands too; but our market seems to be on fire - our flat sold same day it went up last week. Does the estate agent have any advice? We were advised not to use an online one as people round here trust any of the local ones more. How long are other things staying on the market near you?

I hope it sells soon! This is my first selling experience; it's oddly stressful.

we sold on the first viewing in August and bought the same week, we're based in cheshire. My street sells fast as it's it's time buyer type terraced houses.

the larger houses are going very slowly (as soon as you get over £350000. we got a bargain because of this

I'm in Midlands too and it's not dead but neither is it fast moving, at least not for my kind of property and my area.

I've been on 4 months now with 2 buyers dropped out, and only getting a very slow trickle of viewings now. I sold originally within 10 days, and second time within 2 weeks but now struggling. There weren't many similar properties to mine before, but now there are more as more people trying to sell - and none of those are selling quickly either.

Even if it's slow, I'd agree though that 2 weeks without at least 1 viewing may indicate it's possibly a bit on the high side or something else is putting people off viewing ("unique" property? dodgy looking neighbours if people drive past? google streetview showing something unsavoury?)

Spoke to an EA last week and they said everything is just going really slowly - a combination of Brexit and waiting to see if stamp duty is cut/abolished in the Autumn Budget. Not sure if the traditional rush of sales late Sept/October to complete before Christmas will happen this year.
In my daily perusings of RM I notice that there are very few houses coming onto the market and those that are already on just aren't moving., In my opinion they are overpriced and those who have dropped their prices seem to be selling but even the new houses around here are dropping prices so there must be a slow market!

If priced well, they are still selling very quickly around here (North West). One on our street was literally SSTC before they'd got the for sale boards up. But another round the corner was ridiculously priced and was on the market for a year.

I agree with others priced well around here are gone in days. Anything else is just sitting. We are SE.

where we are depends on area some parts of halifax sell very slowly, (ex council non standard construction) some are in a bad area so slow but cheap, some medium time terraced back to backs but cheap, and some (where we are) sell quickly suburbia 1930s type houses or other area posh area near indipendant school and big posh park

Dead as a dodo near me. Some mid-range properties have been on market for 6-12 months, and prices now being reduced weekly. Combination of Brexit/political/economic uncertainty, people unable/unwilling to risk higher price ceilings currently.

But mostly - I speak as a buyer Grin - sellers with very unrealistic expectations holding out for what they think it is worth/what a desperate estate agent has told them to expect in order to win the (very quiet) business - rather than what the market will tolerate.

IMHO prices will only stagnate or drop further in these areas if the political uncertainty continues, so they probably need to adjust their expectations if they want to sell soon!

Houses in my road used to sell within minutes of the board going up.

There are 2 properties that have been on the market for months. Both beautiful ready to move into. Walking distance of outstanding local primary schools and the station. The market is dead.

Market where we are is dead.
We’ve just today sold stc and we’ve been on almost 13 weeks. The once we’re buying (hopefully) has been on 10 months.

The answer is the same as it's ever been... yes the market is dead, or at least slow, for overpriced houses (just how slow depends on just how overpriced).

But any properties that are on at a vaguely sensible and realistic price are getting snapped up in record quick time.

Dead in our village. It's an expensive village next to a commuter town but with no train itself, so has always been a bit niche-but there is currently nothing moving at all. It would be a great time to snap up a relative bargain if you were ready to go on it. There are two houses down the road that I would love to get hold of, big old fixer uppers-but we would have to sell ours first and there is no chance really.

Everywhere is different. even places nearby to eachother. The village I live in the edge of houses, even expensive ones, are snapped up. The only one that hasnt is on the other end of the village with lots of land is over a million I believe. The rest 200k-400k go. The estate where house are 120k-250k go in days. The village is a very desirable area. Great for commuting by car. Train station is 10 mins on bus though buses arent often, but most people drive.

The town that's less than 2 miles away, takes ages. A friend went to view a terrace, this week. Reasonably priced and done up to a very high standard has been on the market 8 months and she is the second viewer. Decent part of town. Walkable to the train station etc. Two areas really close together, completely different markets.

@soupdragon321 Thankfully our agent is good at calling us a couple of days before, just had a call today for viewing number 3, she said they can do tonight, Saturday Morning or Sunday afternoon - all 3 viewings so far it sounds as though shes given options to which I'm grateful for - we've gone with Saturday morning to give us change to get the place tidied up a bit

I'm in N Ireland and houses are selling really quickly in my area. Two of my neighbours put their houses up for sale recently and were sold within a week. One of them had actually moved house within about six weeks. I couldn't believe the speed of it.

North West anything half decent price or size wise selling in a couple of weeks. Lots more buyers than houses. Over priced ones are hanging around though.

SE here. Decently priced selling still, not as fast as they were but still selling. Overpriced, definately not.
