Loft conversions - price, tips, advice

We live in a 1930s semi in SE London/Kent Borders. We want to add a loft conversion to add a master bedroom and en-suite. we are about to invite quotes but would be grateful for your experiences. If you have the same, how much did it cost? Did you move out? Was there lots of mess? Top tips? That sort of thing, would helpful. Thank you!

We haven't had one done but the previous owners of our house were quoted £40k (London zone 2).

Hi, we are on Kent coast and have just had a huge one done with Ashford Lofts. Minimal dust and disruption and price was v reasonable too for the size gained we felt. We didn’t move out and overall whole process was v smooth and we are v happy. Not sure if they come as far up as you, but maybe worth checking out... 😁

Consider rather than having an en-suite, having a bathroom with access from the loft landing. It gives more wall space in the bedroom, less noise when someone uses it in the middle of the night and if it temporarily needs to be used by other members of the household due to problems with the main bathroom, they don't need to go through your bedroom to get to it.

4 years ago now SE but not London. Came in at £30k, raised the height of the roof amazing space Juliet balcony grey views. But no ensuite. Tip make sure you have a separate light switch for the stairs and it's located just to light the stairs, you don't want to turn on everything if someone is upstairs asleep already.

Ours in west London took 8 weeks and the build cost approx £45 (with some negotiation). Final cost inc. buying en suite, carpet, new wardrobes etc was closer to £50k. Minimal mess except when they broke through for stairs. Very little disruption. Managed to be home with a toddler without any probs.

In terms of tips, really thing about your bathroom layout before you commit to window position! Our bathroom has an illogical layout with the shape shower that we chose due to the window position
