How much was your house and how much did you offer on it?

Thinking of offering 575 on a 649 house. Anyone else made an offer that much lower? House has been on since June.

If they say no, which is likely, ask The agent what they will accept.

They shouldn't really. If my agent asks me what I will accept I will say 'let them offer what they are willing to pay'. And I will either accept or reject it.

Offered 825k against asking price of 875k and was amazed that they accepted. Sold at 10k under an asking price of 600k. I think we got the house for a really good price but we will spend 100k+ renovating it. At least it’s liveable and mostly just 80s rather than everything being original

Advertised at £325K, offered £305K. We were the first to offer but they "liked" us and had found somewhere they didn't want to lose. We were chain free at the time too. 6 years ago.

Also works out at 94%! Is this a magic number??

Offered 5 k over asking for him to remove from market... He didn't. I still got it but paid asking.

Depends on the market. If they're downsizing they're unlikely to be in a rush. I highly, highly doubt they will go into the next bracket down. I would say 600k is the lowest I'd offer. Even that would be a good result if you got it that cheap!

If someone offered me that on my house I'd think they weren't being serious, it would make me really put off selling my house to this person too so be wary of the impression you will leave going that low

It varies wildly. My first house was listed for 190, got it for 180. My second was listed for 350, got it for 300. This time I tried to buy one listed at 210 for 206 they'd only take 208. The one that We'll hopefully complete in December was listed at 200 and got it for 195.

It was on at "offers in the region of" (?) £159k. We ended up in a bidding war with 2 other people and it went to best and final offers. We got it for £166k.

Just sold a property 5% over asking. The market is all over the place and pockets of huge difference in how it’s reacting to political chaos.

On at £290k, offered £280k - we compromised at £285k. Sold our house £5k under asking price too. Purchase was in a small village where houses don't come up very often.

To answer your question it seems a low offer but not outrageously - is there anything your agent can say to put it in context without undoing any negotiating position ? It can help a buyer who otherwise may reject not only the offer but you as serious committed buyers. ?

Was on for offers in excess of 900k but needed a LOT of work (no working hot water or heating and derelict garden). Offered 810k, paid 815k.

They had it on initially for 1.1million but they were clearly deluded at that much or had a really bad estate agent!
