i am selling my property, its in faygate, west sussex, it has been on the market for 5 weeks now and has had 1 price reduction
it initially generated lots of interest and has had around 15 viewings but no offers and now the interest seems to have faded and only had 1 viewing following the price reduction.

is it just the current market? brexit? do i need to change something? is the price to high?

I've no idea of local markets, but the lounge diner layout is unlikely to appeal to most people, and it's a full renovation job. The advert refers to the plot and most people looking will be thinking a kitchen extension etc. So possibly £30k min to do very simple renovation to bring up to date, up to100k if wanting to extend. Is it priced accordingly in comparison with other local properties which are ready made/modern?

Also the speed bump on the drive is confusing, it your drive actually part of the public highway? Is it a security feature? Would it wreck the driveway surface if a buyer wants to remove it, leading to more costs etc.

Gosh you're brave OP. I don't know if I could take criticism lightly....

A house needing work isn't offputting if the price reflects that. We've had ours valued and felt we needed to do the kitchen/bathrooms but the EA said not to bother as it's easier to sell needing work than selling it all pimped up but not to someone else's taste. You won't necessarily get your money back so we've invested in new glazing and boiler instead of cosmetic work.

If you're getting viewings, they're looking at the pictures beforehand and that's not what is putting people off. So I'd say its either the location or something around the property not visible in the listing.

Nice tidy house op but a few things really stood out to me. Kitchen and bathroom need redoing, no central heating (I assume from storage heater), and I think the downstairs feels very cramped, or, small kitchen, and dining table squeezed in at the end of the lounge.

Tbh, I would get over the work that needs doing on the kitchen and bathroom for the time being but the tightness of the downstairs space would really put me off. Is there any way you could open it up a bit more?

My thoughts...

Station approach - just how close is the station, is it noisy?

Bathroom is very dated and needs completely replaced.

Far too much "stuff" in the lounge area, sofas are much too big, mahoosive telly on a wall bracket, some weird caravan thing... pack it away.

Kitchen very dated and needs replaced. Painting the units white might help a bit.

Bedrooms OK but there's a seat which you obviously couldn't squeeze into the lounge in one of them - get rid or into storage.

The dining area looks tiny. If you moved the massive sofas you could get a picture showing it as bigger.

Why have you got a speed bump outside the front step? Weird.

What is picture 12 supposed to be of? The door?

The pictures make the garage look weird and oversized too. Need retaken from another angle. No idea on price as you're the other end of hte country from me.

Really odd. Looked at the OP's posting history after the previous posts and yes the OP was selling a completely different house a few months ago but also buying a house that was in probate. Maybe this is the one in probate and as it's taking so long they're looking for a barrage of posts saying it's well over priced. Either that, or this is a family member's home. There's no previous sale price listed on line, suggesting it's been in the same ownership for many, many years, as does the decor.

The OP doesn't really seem to return to their threads though, after the initial question Confused

At this point you are looking at December at least for someone moving in if you accept an offer tomorrow, and if that person loves your kitchen, bathroom and red carpet and can't wait to celebrate their first Christmas in their new home then you are lucky.

If your buyers want to change anything in time for Christmas then you are not so lucky.

You have too much furniture in your living room. Take out the cream armchair. Take the other armchair out of the yellow bedroom. Remove a lot of the artwork and the knicknacks (gypsy caravan, china dogs, etc). Get rid of all the vertical blinds.

I’ve recently exchanged after a delay waiting to see what might happen re stamp duty. After last weeks goings on and the continuing chaos i and buyer both just wanted to get on with it !

Feygate - If anyone is put off by the road or the train tracks or the industrial units then they simply haven’t looked at a map or google earth and I’d be worried about how serious they were as viewers anyway.

It needs to be priced so a new kitchen and bathroom are doable.

Can you change the vertical blinds ? They are hated by lots and give a different ‘air’ to a house/photo of room.

Corner plot - Id make sure I’d made it look feel as secure as possible, within reason.

Again, that carpet is very red, could you borrow a large neutral rug to soften the impact of the pictures?

With the kitchen being dated it might be worth seeking out second hand kitchen doors/drawer fronts. People who move into a new house where the kitchen is fine but not to their tastes seem to sell them off very cheaply. We upgraded all our doors for £100. The kitchen still could do with replacing, but it's sooooo much better.

I don't understand the comments about the kitchen, those cupboards are stunning!!! I think it's just the market atm.

I think 'stunning' may be something of an exaggeration. That kitchen must be at least 25yrs old, and rather dated by today's standards.

I disagree. I think those cupboards are absolutely gorgeous. Those cupboards would be a plus to me and give it an edge over other properties, although agree about the bathroom.

The cupboards are very dated. It’s a nice house but for me, it would need a new kitchen and bathroom fairly quickly.
