To change mortgage advisor or not?

I seen a mortgage advisor a few weeks ago who at the time was lovely and very helpful and I came out feeling really positive and was under the impression that she had put a DIP in place. She said to contact her if any questions so I have emailed a few questions that was cropped up since the original appointment, it turns out there isn’t a DIP in place, was just initial checks )and she had said she would advise to wait until I want to put in offer in. When I called to arrange a viewing with an EA they asked who it was in place with and I felt a bit stupid/worried they wouldn’t take me seriously without one so I contacted MA to ask whether one could be put in place or whether it would affect our credit rating (not sure if this was the reason for holding off putting one in place) but they usually ask when you try an arrange a viewing so I wasn’t sure what to say in this case. She was quite blunt with her last email reply and then never replied to my last one on Sunday (usually replies within a few hours). Don’t want to email again and feel like I’m hassling her, but on the other hand we would be paying £400 for her service so would expect help/answers to my queries. Not sure whether I should be looking elsewhere, don’t want to have to go through everything all over again with someone new as situation is a bit complicated due to partner being self-employed. Has anyone got any advice? Thanks

Did she give you a reason why? If not that doesn't sound good communication especially this early on. With purchasing a house never assume anything & always get clarity on everything to avoid headaches later.
I know some people advise holding off getting a DIP as they are valid for a short period & some lenders may or may not conduct a hard check so you should be very clear on the information you provide initially & which the provider you have been recommend does.
Where in the process are you for looking? Have you been looking for long?
In terms of the EA it is understandable that they would want some confirmation of what you could get to avoid time wasters.
If your MA is not giving you a valid enough reason I would not hesitate to change. If you are having issues now what happens further down the line when you apply for a mortgage & have queries? You do not need the extra hassle for an already stressful process of poor communication.

@Getitdonet I only found out when I emailed her to ask how long the dip was in place for and she replied and said 90 days but it was just inositol checks to make sure you ok getting a mortgage and wouldn't advise doing anymore til I've offered on a property so we don't need to keep re-doing it. But I don't know what to say to EA in this case when they ask me: We have deposit and extras saved so are just waiting for right house to come along, have been looking on rightmove for months now and know exactly what I want. She seemed nice at first and said to email if I had any questions at all but now I don't want to hassle her but also don't want to have to go through it all again.

I would get it done since you are moveable. You will have issues with EA without it as they will see you as more as a serious buyer tbh. I have even heard of some EA not permitting a viewing without one. You can get it extended & in reality you probably wouldn't need to unless there was a really long gap and or things materially changed.
Again you can hold off a while to say that you are in the process of getting one done to buy you some time. It might be easier to call with certain questions, however if she is sounding a bit off then move on. There are other MA/brokers out there, you already have the information that they need so what is an extra 20min of your time to get better assurance if you are already feeling like a nuisance with this one on just getting a DIP??
