Our lovely house has been on the market for a month now, 3 viewings but nothing beyond that, it’s spotless and in really good shape, we’ve now found the house we want to buy so are keen to shift ours, any feedback?

Why do you have a tiny little box thing in the centre of the living room? It disrupts the sense of space and makes the room look weird and cramped.

Maybe it's just me but it threw me at the first photo and distracted me from the rest. I would have moved the Ikea bendy armchair out of shot in the second living room pic too because it makes the room look even smaller with it crammed in next to your little box.

Does the box do something special to be the centre piece of its own rug and the room? I'm a bit perplexed.

The house is really beautiful. I’d guess the price is too high. It’s £37k more than you paid for it three years ago and it doesn’t look like you’ve done anything major internally. And another two bed on your street sold recently for £65k less than yours is on for. Yours is nicer than that one, but not £65k nicer.

It is lovely - it will be the price - a (smaller) 2 bed sold near you end of last year for £130k so a jump to £200k even with more square footage is a lot.

Hi everyone thanks for the responses so far, i’ll be honest we put it on for the top of the valuation because we wanted a way more expensive house than the one we are looking at now, we then reduced from 210 to 200 at the end of the week but would happily take 180, our agent advised us not to drop that much yet. Good feedback re the living room, we use the box as a coffee table but we can have a rejig and take more pics :) there is a postbox in the house as it was the old post office, we love it but I get that people may not ! Here’s the link :

Also would like people’s opinions on whether we should put it on with a more traditional estate agent? It’s on with Housesimple as they are free but we haven’t been massively impressed so far !

It is lovely. I would remove the box coffee table and put a big colourful vase of flowers on the dining table. Apart from that, can you get a bed in the second bedroom? And do you have to go through that room to get to the other bedroom/bathroom? I wonder if that might put people off? Otherwise, as others have said, drop the price if you are keen to sell. Don’t know the Leeds market but where we are properties are selling quickly if they are priced right.

Good plan re flowers, will make DH by some, it’s been a while ha ! I think we’d be pushed to fit a bed in the second bedroom, a single would fit but we don’t have one, which has understandably put people off ! Upstairs all the rooms are separate :)

It’s a very cute cottage. I’d stick to your agent as there is nothing a more expensive, traditional one will do. Everyone goes online to find houses.
I think it just boils down to price. I’m sure it will see quickly when you put it on for a realistic amount.

I would be put off by walking straight into the front room from the street.
Also, the ceilings seem very low.

cottage is lovely but the things that would put me off are the tiny garden and walking straight into the front room from the street.

I’d speak to the agent about the photo order. Why does it start on the living room and not the outside and then go back to the living room later. The outside of your house is lovely so there is no reason not to have it first. I’d get rid of 11 14 and 16.

I’ll switch the photo order now :) all the agents gave us similar quotes tbh, both traditional and online ! The ceilings are not too bad my husband is 6’1 and fine :) sadly can’t do anything about the garden or front room from the street, as much as we wish we could !! This is what happens when you buy a house based on emotions rather than practically I guess haha, saying that we’ve had a lovely 3 yrs here, just need something more baby friendly for the future !

I agree that the first photo should be of the outside as it's a beautiful house!

The thing for me is that your front room looks quite cramped as it has 2 sofas in at slightly odd angles plus the chair so it fors look a bit squashed

I don't think many people are buying at the moment. Don't think whatever you do will make a difference as people are just not buying.

Off topic but it's that a DFS sofa you have with the removable covers? Looks very similar to mine, I've never seen another!

If it is I don't suppose you know the name of it? Would really love some new covers but I don't even know where to start looking as I'm sure it's been long discontinued by now, I've had mine over 10 years already! Confused

I think the photos should be taken from a lower angle, so the photographer is kneeling down. This will make your ceilings look higher and the rooms bigger.

I'm can't think of many circumstances where a buyer would be looking for a 2 bed, with not even 2 double bedrooms, for £200,000. That is a lot of money for essentially a 1 bed 1 bath 1 boxroom. That being said, the house is beautiful and the kitchen is lovely.

Rearranging furniture etc is really marginal when the house looks very overpriced in a difficult market. People won’t pay 20% over what you paid three years ago. They’ll also be wondering why both you and the previous buyer moved on so quickly.

The one thing that may make a difference, after you’ve cut the price, is the single bed in the second bedroom. Setting it up to prove it works as a bedroom will probably expand the market.

I’d also change estate agent, they’re not giving you great and advice and online estate agents do put off some buyers.
