Why oh why isn’t my house selling?
Been on the market for 12 weeks. House 3 doors down one way and 5 doors down the other way have both sold in the last month.
Mine is identical to them both, but is on the bend of the road.
It’s cheaper than the ones that have sold too.
New plain gloss white kitchen put in 2.5 years ago, new en suite, cloakroom and main bathroom all put in 6 months ago (all neutral). The whole house is painted very light grey and boring, and we’ve re-carpeted the entire house and landscaped the garden.
I just do not understand?
The feedback we are getting is “bedrooms aren’t a massive improvement on what we already have” they are 3 double and 1 single bedroom, or “the road is busy”, yes it is, but 2 others have sold recently and it’s on the same road as theirs! Another person didn’t like the neighbours conservatory as it stops an inch away from our house.
Everyone saying how beautiful the house is inside, and they love the garden. It’s got 2 parking spaces too which people like.
Our garden is the biggest on the road as we are a corner plot.
I just do not get what I can do to improve it?

One other thing is that often people want to extend. Stairs might be in the wrong place to build/convert upwards, garden might not be what they want or can't extend there either. Neighbours encroaching on your space?

No I’ve not posted before about it.
These are the Pinterest images etc that I saved when doing up our house.
So they’re almost identical to what we chose...
the last photo is our exact kitchen and randomly the same dining table!

With the new info about your neighbours' houses, that's almost definitely the issue.

It's not you, it's the market.
Nothing is selling where I live. The market is dead. The other ones that sold on your road recently probably went on the market a good while ago.

I wouldn't buy a house with grotty neighbours next door. I'm afraid that's likely the problem.

Yeah the neighbours are odd.
They’ve tried to DIY in their garden. They’ve built a wonky pergola, a wooden storage unit, dug a pond, put down black membrane in places but not bought enough pebbles and have built their own rickety decking.
So it does look pretty shabby.

Market is very slow this year , lately a few have sold but compared to previously taking a few weeks to sell they have taken on or over a year , and I'm only talking middle of the road type houses in nice condition , give it more time

I think today tipped me over the edge. For 3 months we’ve had our hearts set on a house and it finally sold today 😩
On the same road as all my family and they rarely come up for sale.

In a difficult market buyers will not take a punt on things in the same way as they would in an active market where there is lots of competition.

I suspect its your neighbours.

How about a link to the floor plan? Sometimes that can be more telling than the photos.

Neighbours doesnt explain why nearby houses sold? And tbh i think there are some people (probably myself!) who would be swayed by a lovely decorated house even if the neighbours are a bit rough

Funnily enough, I just looked on zoopla and it’s valuing our house at £10,000 less than what we paid.
When I looked 6 months ago it was showing as having increased by £20,000.
That’s gutting as we’ve probably ploughed £15,000 into the house.

Just because youve spent £15000 on a house doesn’t mean it’s automatically worth what you paid for it + 15000
