Where to buy around Southeast or South of London

We are currently renting in Beckenham, and really want to buy our first property sometime within the next 6 months or so, within the budget of 300K. Ideally we'd like a terraced house with a garden, but realistically, with our kind of budget, we most likely get a maisolette. I currently working between Blackfriars & London Bridge, while wife looking after our DS (8 yo). We are hoping to find something within 1 hr 15 mins travel time, family friendly, as well as good primary and secondary catchment area. Since I doubt my DS will pas the 11+, Grammar will not be our priority.

Here is a list of areas we've looked into, however, we could still really use your thoughts and suggestions!

  • West Wickham
  • Elmers End
  • Carshalton
  • Purley
  • Wallington

Greenwich is lovely also Bexleyheath has good links. I'm in Kent, but probably too far for you to commute. We had an excellent school but I'll be honest they are very few and far between this way down and we'll be looking at private for secondary so wherever you decide look at both the primaries but also the feeder secondaries.

Have a look at Petts Wood as well - you'd probably be able to get a small house for £300k if you look towards the Bromley Common side and it'll suit your commute.

Out of curiosity, do you calculate the price for the square footage for reference, when it comes to making an offer?

You could but the best way is to look at the land registry prices for recently sold, similar properties in the area. Rightmove has a sold prices database. It sometimes lags by 2-3 months but will give you a good general idea.

I would. However, in England people pay 'per bedroom' so if a house is a 3-bed it'll cost more even if the sq ft is the same as a 2-bed.

I have just moved to a west Wickham after trying and failing to buy in Beckenham. I really like it so would recommend it. I came from zone 3 which took 20minutes to get to Blackfriars on the brand new Thameslink trains, so travelling from WW take a bit of getting used to. However, I always get a seat which is fantastic. I am really pleased with the schools too. Albeit my budget was much larger than yours, if you can, I would defo reccomend WW.

I doubt you’d get anything decent in Hayes or Park Langley in that budget range tbh.

Thanks 2Ateam, WW without doubt is nice, my current landlord lives there as well. We were looking at a maisonette near Croydon road in Hayes, it seems fairly nice... but the asking price is a bit unrealistic.

I really wanted to buy in Hayes but nothing came up that we could afford, it is lovely but I suspect overpriced a little bit. I hope you find something soon x
