Hi Mumsnet,

I wondered if I could get some feedback on our house - please be gentle.

Our house has had 5 offers in total from £545,000 - 567,500 and we have had 4 buyers now, all of which have dropped out (not them dropping out but their buyers dropping out - they are still trying to sell and some are still interested in the property). We dropped our price for a quick sale from £575,000 to £535,000 but it's pretty slow...

Just wondering if anything can be done to help improve it? Our EA is saying it's just a matter of time, but I feel like i'd like to be more productive.

I know the rooms are small and the kitchen is only half way round the room, multiple floors.. etc, not ideal. Not much that can be done about that :(

It’s a gorgeous house!

I’m always one for buying character property over practicality but that stops being possible after a child or two as you really need reliable parking

OP maybe some window boxes and pot plants to enhance the property's kerb appeal.

I'm sure you will get a buyer soon.

Here's nothing you can do to make it more presentable, it's beautiful. So it's either what people are looking for or not. My mum and dad are selling their four bed thatched cottage in Suffolk - it's GORGEOUS but it's not selling, there's just no market at the moment. We need to hang tight til brexit's resolved unfortunately.

It's a beautiful house, very tastefully presented. Agree about publishing the bathroom photos - a key factor in our recent purchase was the fact that the en-suite and family bathroom were recently done. So people would be reassured to see yours are redone. Apart from that, it's so frustrating, but it is a waiting game. I certainly wouldn't reduce the price, you've been getting buyers at your present pricing. I think you've just been very unlucky with your buyers - and the Brexit debacle doesn't give much confidence at present. Hopefully it will be sorted out soon. Just keep it on for now, and see what happens - it only takes one person!!

I think the idea of putting a bigger table in the kitchen and making the dining room into a living room is a really good one. For a family you then have the option of a playroom downstairs which is a very useful space

I too think your EA is mad to say no one wants to see bathrooms. If I don’t see one I assume it’s because there are issues so a good one is a real plus.

It’s a beautiful house although quite a niche market, and I’m sure the right buyer will come along eventually.

I think it's very lovely.

My only negative thoughts -

  • the lighting in the living room ceiling, really dislike this and would have to change it
  • lack of double oven.
  • one bedroom is presented as a double bedroom but the bed in it makes it look very small, could this be the study instead? *permit parking, I'd have to feel comfortable I would actually get parked bearish my house. Nothing that would stop me viewing.

Taking on board the comments! Will let my EA know. He said that photos taken from that angle make the photos look bigger?

So - new kitchen table and chairs? Bathroom shots and new photos overall? From a better height?

Less ceilings in the pics, more bathrooms and utilities. I know that utilities are not very exciting but it's great to showcase it if there is one. I'd love a utility room!!!

The townhouse thing is tough, took us a year to sell ours. Silly, because you have so much internal space. Ditto parking limited and small gardens.

But isn’t that every new build now? Certainly gardens seem to barely deserve the label!

Your house looks lovely, I love the kitchen. Not sure of the funny beam things on the ceiling though?

I think you’re suffering from Brexit like many others. That and new developers offering huge incentives to buy new which with all the building everywhere doesn’t help!

I know you keep posting various threads posing as a buyer etc but honestly, it's a question of time and the right buyer for a townhouse

We sold our town house recently and it took 9 weeks.

I'd put a couple of big colorful pot plants outside the front door, definitely include bathroom photos, and get them to include another picture of the garden from a different angle.

I also agree on the photo angle comments - can't they do them standing on a chair or similar if they want to maximize the space?
