Exchange/Completion

Hey

So we're approx 7-8 weeks into buying our first home from when our offer was accepted.

We've had surveys done, mortgage offer through etc... just solicitors left doing their thing.

The solicitors have a tracking app and it's been updating regularly since instructing them, searches being sent off for, forms from vendors solicitors recieved, enquiries raised etc..

We haven't really spoken to anyone via phone apart from the EA ringing to check we were happy with survey results, all seems to have been ticking along just fine.

Estate Agent rang on Wednesday saying both solicitors were looking to exchange and complete on Friday Hmm. At this point I hadn't even signed the contracts as our solicitor had only just emailed the report on contract and contract for signature the same morning.

Who coordinates the dates of completion and exchange? The EA or solicitors?

We're not really in a rush to move, but the house is vacant so I presume the vendor is. We were trying to get another pay day or 2 under our belts so we had more spare cash for new furniture and so on.

We need to give 4 weeks notice on our rented place, so dont want 2 sets of household bills aswell as no time to arrange removals etc...

Solicitor and you organise completion dat
Exchange and say you want 4 weeks in between so that you can give your notice

Estate agents always push things as they don't get paid until completion.
Ignore them and talk to your solicitor.

You don't have to be pressured into accepting a date that's not good for you. All parties come to an agreement, no party should be able to dictate.
You need time to sign contracts, move funds, arrange movers, day off etc, so 4days notice for that isn't really enough
