How Long before Viewings?

Our house has just gone on the market, Having never sold a house before I'm unsure really of the procedures. It has been online on the agents site and Rightmove since Monday, what is a normal timescale before we would expect any contact? We aren't in a major hurry but would like to have sold within 6 months hopefully.

We had viewings in the first week of going on the market. Some people on Mumsnet are saying that the market has slowed with the Brexit debacle. However personally I think it's totally random at the moment - some properties sell virtually immediately, some languish for months. Good luck QforCucumber - I hope you find a committed buyer. Our whole process took five months - started at the end of February this year. Short chain, our buyers were mortgage free, their buyers were first-time buyers, we were mortgage free and our vendor was moving into a family owned home. We agreed a delayed completion date to accommodate our buyers and their contractual work commitments. So six months should be do-able for you!

I'd expect some the first weekend, if there's nothing at all still next week, it's most probably priced too high.

Mines been on the market for just over 3 months. About 4 viewings and little interested. Very frustrated and wondering what the hell estate agents actually do other than waffle bullshit!

Be gentle - hmm, Rightmove does only say 'added 04/09/2019' Rather than Monday which is when I was advised it had gone live (does it take a few days to add onto the site?)

Estate is next to large local hospital and a sports centre, nothing brand new within a couple of miles. God knows, will be a bit more patient :)

Is it priced right for the local market? It's clean and tidy but the two things I would do are: present the third bedroom as a study or bedroom and add some plants and flowers to soften it and make it look more appealing as it's a bit clinical.

If I was being super picky, I'd replace the photo that shows something shoved on top of the fridge freezer.

Lovely house OP, 3 things that stick out, what's that at the right side of the house that you look at it? Is it a car park? If so might be putting people off.

Can you dress the third room as a bedroom, upstairs space looks really good. Downstairs looks teeny tiny, is there any other angle to photograph the kitchen?

Beautifully presented, looks very clean and a good price too!

Thanks - the intention was to make bedroom 3 into a nursery type room but then DH broke his hand and we couldn't get the damn treadmill downstairs in time.

We are at the end of a cul-de-sac which its ended with apartments - the car parking area is the allocated parking for those, 6 spaces. Its only a 3 high, 2 on each floor block. (can be seen kind of in pic 18) The same house is for sale along the road at 5k cheaper, and another the same on the next street for £175k so think we have been sensible on pricing (our garden is bigger and we are an end plot with more parking provision than the £150k one)

Downstairs is small - stupid integrated garage takes up a lot.

@wowfudge I really wish EA had asked me to move the washing powder, it's the first thing we noticed too - especially as he's filtered it and it looks so bright.

I think it's beautiful, I wouldn't change anything. Most people will be able to see how they intend on using the space, and washing powder/treadmill etc won't be there when someone new moves in!

Regarding Rightmove, usually the agent can get it on pretty quickly - it doesn't take days, more like minutes/hours. I wonder if the agent had it on their own site on Monday, and added it to RM on Weds? Which isn't a lot of time, when people are busy at work etc ... don't lose hope just yet.

Be patient, I'm sure it's a funny market because of Brexit. You only need one right buyer. Fingers crossed for you :)

The photos are absolutely fine! I wouldn't start worrying. I think the market is slow....everyone keeps saying sodding Brexit . Fed up of that word.

Thanks all, 1 viewing so far and they were clearly just being nosy and had no interest in it really. EA has sent the Rightmove figures which show over last weekend it was viewed 960 times, so is getting interest on there but not in reality. May have to knock it down to £150k and see what happens.

Looks very clean and tidy. Don't panic - you have only just gone on the market. I'd wait at least 4-6 weeks before reducing price.

You need to change the first picture pronto - take a photo of the front without the adjacent carpark. My furst thought was, public parking all along my garden - with random in and out their cars - no thank you. I imagine isn't not like that in reality, but there is no reason to show it or make people think that.

It’s very nice but your location is going to be the issue it’s a really slow market up there.
If you put your postcode in and pop a half mile radius, you’ll see how many are for sale and then add “include sstc” you’ll see there aren’t many SSTC. It’s not an exact science but busy markets will have more SSTC than on the market.
I work for a big national estate agent and middlesborough and Sunderland are our slowest markets by miles.

Have you asked your agent if they're sending out the listing to folk on their books? I eventually had to phone a (small, local) agent to ask them to stop doing this, because we'd already had an offer accepted! But they were always beautifully presented, look what's just come on, lots of photos messages for houses in the area where we'd viewed one with them. It was the fact it was one listing at a time that was really eyecatching, not a roundup.

Thanks again all, really appreciate the feedback - this week sees us having another 2 viewings so hopefully will get some real life opinions too. Going to leave it 6-8 weeks and also request an alternative frontal photo as I think, again the filtering, makes the house look odd.

Don't get too excited by the Rightmove viewing figures - there are lots of people (like me) who go on RM every day just to see what's around and have a nosy at other houses to get ideas for decorating!

I miss the old days when an agent could tell you exactly how many people were interested as they had been into the office and collected the particulars! Grin
