In the process of buying a 2 bed basement flat, just had survey carried out. In brief it's structurally sound, has damp, been tenanted, is liveable, boiler is decent, electrics are old and bathroom and kitchen useable but require redone at some point.

I need help with figuring out approximate costs for damp proofing, rewiring and replastering of the whole flat it's approx 850sq ft as these are the priority and dependent on cost may make the purchase a no go. I'm considering renegotiating our offer but want to have a clearer picture. Can anyone advise, we are in the SE, first purchase here so don't have have trades people to ask for advice.

Could your surveyor recommend a builder to you? Damp can be very expensive to cure. What is causing it and what is required to put it right? If you don’t know any builders, I would start with the surveyor. They might have an idea of costs. Add in 20% extra for contingencies!

Thanks, I did ask the surveyor, he said they aren't allowed to recommend and suggested google!

The garden is raised at the back and there is a courtyard to the front, the current bitumen damp proofing is around 20-30 years old and so needs redoing. No other major cause of the damp other than it is a basement flat and to be expected.

Waiting on the surveyors full report but just wanted to try to get ball park figure to get things clearer in my head about where we go, can't get builders out to look / quote as it's not ours yet!
