Bungalow or flat for up to £400k

Hi.

My MIL wants to downsize and would like to buy preferably a 2 bed bungalow or a ground floor flat in West/south west/ London zone 4-6 or just outside like in Berkshire/Surrey etc. Main requirements are safe area, not isolated and decent transport. Which areas should she look at with a £400k budget?

I was just going to say Sutton too. Loads of silver surfers around. The safest borough in London. I’d probably suggest one of the retirement developments as long as she’s 60+ to qualify.

There are some nice one in Sutton itself, Carshalton and a few in Wallington.
My MiL lived in one of the nice ones briefly. It was like a 4* hotel. Communal areas nicely decorated and cleaned twice a week, gardens beautifully planted, separate laundry facilities (all Miele) to avoid noise in the flats. Building manager and parking for cars and well as mobility scooters with charging stations.

Oh and lifts etc so very future proof in case of poor mobility.

Warlingham in Surrey - lots of bungalows in that budget

OP, but what are you after exactly?

Warlingham is a lovely village with a village green and easy commute into London for a theatres, museums etc.

Sutton is fab for a town centre location as it has pedestrianised high street and a little train taking OAPs up and down if it’s too far to walk places. Great links to other parts of London.

Other places could be Banstead which is a 30’s suburban village with a nice high street but rubbish trains into London.

Epsom is another town with a somewhat tatty centre (as is Sutton) but just over the border in Surrey. It isn’t pedestrianised but money probably stretch further.

Walton-on-Thames is another town that isn’t too bad price-wise. Great as it’s on the river but the centre isn’t exactly wow either.

Thanks JoJo. I will pass on the info. Not sure what she is after beyond what I wrote in my initial post but might come back if the picture becomes clearer.

What type of area is she moving from? I'd say different areas will suit depending if e.g. she's moving from Richmond and she's used to fancy shops and lots of people around/traffic/planes vs moving from somewhere rural to be closer to you in London but is very much into her countryside/peace and quiet and happy with a small supermarket/village pub etc.

I'd be happy to suggest some areas in London and Surrey as I'm very familiar with those.

Thanks. She lives in the Acton/Ealing area at the moment. In a quite residential area but close to supermarkets, shops, high streets, transport.

A quaint little village would probably be quite a culture shock so she'd be better off staying in London.

Is Acton over budget? If she's like to be on the tube, then anything along the district line is going to be pretty expensive. Along the northern line, South Wimbledon (the unglamorous part of Wimbledon) might be achievable. Morden would definitely be doable - not glam but has supermarkets, a little side road with some restaurants, the lovely Morden Hall Park (a National Trust property).

For a more villagey location rather than town like Sutton, Cheam Village is nice (zone 5, trains to Victoria and London Bridge, very green but a well stocked little high street with a Little Waitrose, Sainsbury's Local and a bunch of independents, library etc).

Carshalton Village is very picturesque with fab pubs, a Co-op, Sainsbury's Local and a few smaller shops. Lots of greenery, library and I know the leisure centre there even does special OAP classes. Zone 5 with trains to Victoria and the Thameslink + London Bridge trains from Carshalton Beeches.

Further West, the stretch between Wimbledon down to Surbiton is all pricier.
I don't know West London.

If she is looking to stay in London, it might be helpful for her to try searching on a website like SearchSmartly. It's a clever little website that allows people to search by commute (e.g. must be within 1 hour of central london), budget, and access to amenities (e.g. must be close to shops, supermarkets, tube/train station, etc). Given your MIL sounds flexible on area, you may find that website helpful :)
