selling a house - did I need to get building control for a stove installation?

Hi, I'm hoping you could help me!

I've got a multifuel burner (firefox 5) installed in my lounge. It was done shortly after I moved in. I'm now selling my house and have an offer on it, so it's with solicitors for enquiries etc. They have asked if I got buildings control for the stove installation. I didn't. What should I have done? What can I do now? Will this mean I can't sell me house????

You should have got a certificate of compliance when the stove was installed or applied for approval from building control.

Don't panic, you can still sell, but a buyer will probably need indemnity insurance.

Personally, I would get the stove safety checked before using it again. Also check your insurance as not having building regs approval might mean your house insurance is void in the event of the stove causing a fire.

It depends when it was installed. My woodburner was installed before HETAS regs came in, so when a man who came to service it tried to give me a bollocking about it being non compliant, I asked how it could be compliant with non existent (at the time) regulations. Answer came there none.

Yes, as above if your installer was HETAS registered then they will have given you some paperwork at the time it was installed and then you wouldn’t need building control.

If they were not registered (assuming it was not before the regs came in), then you will have an issue.

Thus, my woodburner was installed 14 years before HETAS was in force.....you can't magic up non existent paperwork for non existent regulations.
