Anyone else about to sell? And - anyone who has very recently sold - how long did it take from going on the market to completion?

In this strange market, wondering how long it could all take... (I’m in London).

Just on myself.
Talked to a surveyor on a probate property I'm selling and she said it's been quite,
The probate home I sold 3x in 2 months but that was lease issues and just gone back to surveyor for a valuation survey as buyer wants to renegotiate after being about 10 times and near exchange now.

My son (Manchester area) sold his flat 7 days after it went on the market at end of May. Has literally just moved into his new place, but it was only a short chain with his buyer being a first timer and only 2 more in the upward chain. Even though everyone wanted it done quickly it still takes longer than you'd think...

We're in SW London and complete tomorrow!

We went on the market at the end of October. Sold in December and lost buyer in Feb. Sold again in April and exchanged in July. Our purchase has been a bit tricky and led to delays (divorced couple).

So process has been 10 months for us. If it hadn't been for the purchase we'd probably have done it in 8.

Wow 10 months sandybay! I remember my first flat being 4, and the seller and EA gettjng angry and pushy that it was taking so long! (My mortgage held it up.)

Are people getting the prices they expect?

I’m in London. We had an asking price offer within a week of going on the market and should complete within 12 weeks (would be quicker but it took us a while to find somewhere). Very unexpected, I thought it would take a while.

12 weeks. But we were buying the new place separately so we were end of chain. We were ‘homeless’ for 3 weeks but stayed with family

In SW London. We went on the market mid May having seen a house we wanted to offer on. Had 4 viewings over the late May bank holiday weekend and got a cash buyer making a sensible offer (not far off asking price) by the end of the Saturday, and wanting to complete mid July! We had to hold it up to completion after 1st sept due to terms of DP's existing mortgage and us being away but seems like it could have been quicker if it weren't for us delaying.

We move on Monday 2nd sept which will be 3.5 months after we went on the market despite us having requested a later completion date. We weren't expecting it to go like that!!

I agreed a sale price on mine on 6th July - we are hoping to exchange tomorrow and complete 4th October. The completion date is delayed due to my mortgage company charging be £6000 to complete any earlier Angry

My EA said the timescale from acceptance of offer to completion is usually 8-12 weeks but obviously it depends on so many factors including the efficiency of the solicitors!

We went under offer for our sale early March - it had been on the market for two weeks and we had eight viewings. Then two couples doing second viewings. Found the property we wanted to purchase the same week and had an offer accepted. We exchanged contracts mid-June with a delayed completion for the end of July due to our buyer's contractual work issues. Approx 1.5% off asking prices for both. We intend this to be our last move. Very happy with our new house but having bought and sold many times before (albeit over 20 years ago) it is definitely now a very tortuous and complex process.

We were 14 months from market to completion in 2017/18. Would have been 4.5 months (even with chain collapse) if we hadn't wasted 8 months with the first useless estate agent.

Went on the market on Feb 12, sold on Feb 28, completed on August 23. East Midlands.

We're haven't completed our onwards purchase yet but moved into temporary accommodation to ensure the sale went through.

Offer accepted 4/5/19
Fell through 12/719 (morning of exch)
Chain repaired 20/7/19
Exchanged 16/8/19
Completed 23/8/19

In the new house a week tomorrow & im jeffin glad its over... Glad to have my life back!!!

We just sold in NW London and it was 7 weeks from on the market to contracts signed and completion in 2 more weeks so 9 weeks in total with no chain

On market end Jan, under offer in about 3 weeks. Then took us about 4 weeks to find a house to buy. Then 3.5 months to get to completion (but we exchanged 5 weeks earlier as we were in a looong chain).

Sold SE London zone 2 bought SW London zone 3.

Been on since March. 3 buyers, 3 buyers fallen out... still waiting to sell. Reduced our house.

5 months down the line now and still at square one!!!

We went on the market August last year, accepted an offer 2 weeks later & put an offer in on a house, our buyer backed out so we went back on the market. Sold again a few weeks after that, a couple of months down the line & they backed out just before exchange, accepted a new offer who didn't get back to us & then finally accepted our final offer and we completed towards end of June!
So 10 months for us!

Where I am in the South, it really depends on what you’re selling. If you’ve a 3/4 semi then you’re lucky to sell after months and months. 4/5 detached and flats selling but nothing in the middle which doesn’t make sense (well maybe it does as loads of new builds seem to be selling 😣)

Took us about 7/8 months. 2/3 months of delays were due to the house builder that our vendor was buying from. One of the big boys but they totally held up the, thankfully very short, chain.

Don't fall into the trap of thinking if you have a new build at the top it will be nice and straightforward, it really wasn't, they were an absolute nightmare.

6 months. 3rd set of buyers.

We initially went under offer at beginning of March within about 3 days for just over asking price. Cash buyers. They pulled out 3 months in. Under offer again within a week. They pulled out about 5 weeks later. Under offer for 3rd time within about a week to cash buyers. Exchanged 2.5 weeks later! Moving next week. It's been a total rollercoaster.

We've bought 5 properties and sold 3 in the last 12 years and this has been by far the longest and most stressful of them all. First time we've been pulled out on and then it happened twice!

Good luck. The process sucks but is hopefully worth it in the end!
