Advice on costs of buying a new house

Apart from stamp duty, can anyone advise me of the rough estimated costs to put into my budgetting. I am hoping to move into a 3 apartment in north London within 1/2 mile of where I currently live:

  • search
  • survey
  • solicitors fees
  • removals

I am just thinking of a round figure - say £2,000 per item. Is that about right? Should I allow for £10K?

I think you are over budgeting!

Our searches were around £250, full survery was £900 and solicitor fees are going to be about £450 (just for purchase, not for sale also).

Not sure on moving costs as this will entirely depend on the amount of stuff and we are just hiring a van to do it ourselves.

Movers for us were £575 for a 2 bed all in. Search, survey & solicitors fees came in at £1500.

We have moved into a new build though, so probably a bit cheaper on the survey front than normal.

EA fees, 0.85% of sale
£1700 solicitor (all in) for sale and purchase
£422 survey
£550 Pickfords

Probably around 2.5 - 3k, all in. Reallymoving is good at getting quotes for all of those - searches will be included with the solicitors quote.

Call a decent solicitor/conveyancer for a quote - they'll be able to confirm cost of searches etc. Same with removals. Survey is slightly more complicated if you are getting a mortgage as you will have to pay cost of valuation undertaken for mortgage co. You can get your own separate survey done or choose to pay via your mortgage lender for varying levels of survey. Don't scrimp on your survey, its worth it in the long run

Okay thanks everyone. I just realised today that I'd not fully considered all the removal and search and survey costs so got a bit over worried! Thanks - thats a relief.
