Boiler + roof

Just spent the last of our very small house renovation budget, feeling mildly panicked at having 0 savings now ( first time in adult working life).

Just wanted any words of comfort that we actually got a lot done for our £8500.. had our roof fixed up, new coping stones and guttering, a wonky chimney stack removed and another re-pointed.. plus some other minor re-pointing work done.. roof was leaking when we moved in 2 months ago so it had to be sorted.

Also just had a new boiler fitted and relocated, hot water pipes connected upstairs ( was no heating or water up there when we moved in).. it was over a weeks work. Plumber also took all the old heating tanks out of the loft.

So thats £8500 gone. We'll have to save up again before we can get anything else done ( in a house that needs a full reno), but obviously it needed to be warm and watertight before anything else can happen.

Anyone tell me that sounds reasonable? Not sure why Im posting.. just feeling anxious I guess.. also worth noting that only OH working currently, I am looking for a job but summer holidays have got in the way with having 2 young DC's.

Waiting on a couple of things though 🤞🏻🤞🏻🤞🏻

That sounds reasonable prices to me. We've just had a quote for a new roof (3 bed semi) which is £5,100 and our new boiler a few years ago was £2,100 for a straight swap.

The house we have bought is Edwardian and hasn't had anything done to it for £40+ years.

I knew the basics needed sorting first, its just such a chunk of cash for essential, but not 'stuff you can see' IYKWIM!

I'd say you paid the right amount for the work you had done. Quotes vary wildly though - some tradesmen have quoted double to others.

If anything comes up which you need to get fixed you can always get a personal loan from your bank or remortgage as the work you have done to the house will have increased its value.
