Sharing bad survey with vendor - would you?

In case anyone didn't see my other posts, I offered on a house, paid £650 for Homebuyers 2 survey which showed 'structural movement' and BS refused to loan against it. Subsequently found another (nicer and better!) house and everything is going smoothly.

However, estate agent has asked, on behalf of the vendor, if they can see the surveyors report. I've copied and pasted the initial email saying BS had rejected my application because there was 'structural movement' but don't see why I should give them any more information when I'm the one who paid for the survey.

Am I being unfair?

I'd think about more from the 'what use is it to me now?'. The answer being none I'd pass it on.

But insist there can be no come-back to you for any reason.

You need to check the report can be released ours specified it could not be without the author's permission even though we had paid for it. We did release ours (with permission) but we specified terms eg purpose of negotiation only, not for onward transmission etc etc

Agree with mommybear it may not be possible to just pass on a copy of the survey without the surveyors permission.
You have sent a copy of the email. I would pass on the contact details for the surveyor who did the survey. It may be possible for the vendors as an interested party to pay for a copy of the report themselves.

mommybear1 catndogslife good thinking! It never occurred to me that I might have a legitimate reason not to pass it on Grin. Will read it closely and find out.

PassMeAnotherCoffee I know its no use to me but I was annoyed at the way the EA asked to see it !! And I'm still slightly peed off that I spent £650 to find out something that the vendors and agents should have spotted and sorted! I spotted the issue on my first visit (but wanted the house so shoved my concerns to one side !)

It's utterly ridiculous that one needs to ask the surveyor for a permission. Surveys cost a fortune for what they are and as such should belong to whoever commissioned them. They want the same house to be inspected a couple of times if the purchase falls through, so they need to make sure the old survey won't leak. Don't even get me started on the insightful gems that I got for my £850. OK, just one. 'the house is old and has been maintained poorly'. Shocker, I could have never figured that out with my untrained eyes!Hmm

I know a purchaser attempting to buy a property where the first buyer fell through for family reasons.

It was a very expensive survey and it was sold to the second buyer for about a third of the original price.

Everyone gained something.

mammabella1 · 23/08/2019 08:46

We sold ours to the vendor! Might have been a bit cheeky but... did it anyway.

ElizabethinherGermanGarden · 23/08/2019 09:01

When I bought the house, the vendors had a copy of a previous buyer's survey and they gave it to me, saving me around £1k. When I was strapped for cash during the move, I was really grateful. I now realise it was a bit cavalier to accept someone else's survey, but I did and all was well in the end.

We pulled out of a purchase after a disastrous survey and were asked for a copy a few weeks later by the agents. We said we would be prepared to share it if they shared the costs and we never heard anything back.

They had had the gas cut off for safety reasons since we'd offered, which they couldn't have failed to know about but didn't bother to tell us, so we weren't feeling particularly generous.

I’m planning to offer purchaser
Something (perhaps half??) for their survey should my sale fall through. Will be worth it as if this does happen I’ll need to do some works before remarketing it I think. I know quite a bit about what the survey says as some was disclosed during negotiating final price.
I do think vendors should offer you something towards cost. Is of no use to you - is very useful for them.
