Survey. Worried!

Been living in my house for a couple of months now. It's a mid terrace, has been sold twice in the last 15 years or so. When I was buying it the bank did a mortgage valuation but I think they did it online (?!) and after that I had my own independent survey done by a RICS specialist. I know there are various types you can have. I told them the house is a standard two up two down originally built in the 80s. They said I wouldn't need a full structural survey and I should go with a level 2 homebuyers report so that's what I did. The report was very detailed and has been helpful to me, it also said no reason why I can't sell for market value in the future etc... but now I'm worried because I didn't get a full structural survey and it might not have picked up any subsidence or serious defects etc. The house looks nice, lots of compliments since I've decorated etc but as you know only you see the faults in your own home. Like one of the walls in the front room isn't totally straight, or how creaky the floorboards are etc. I'm literally driving home from work thinking oh shit what if I find a massive crack somewhere. Did anyone else skip a full structural? Also this house was originally a mews so very tiny. The back bedroom and kitchen was added in I think 1993... I'm led to believe a full structure applies mainly for cottages and really old buildings etc but I'm massively over thinking here :-( the survey did pick up some movement in the garage (round the back, not attached to my house at all) so I'm hoping it would have mentioned if the same applied to the house?

We've never had a full structural survey. Our house is a lot older than yours and we knew it needed rewiring, new kitchen, etc, etc.

I think you're just noticing it's quirks now you've been there a little while. That's completely normal. Doing work to a place usually uncovers things you knew nothing about. Even working your way around a room redecorating can reveal things you didn't know.

Try to stop worrying and enjoy your new place. Buying a house, moving and getting it how you want it can be stressful and hard work. Maybe you just need to unwind and relax a bit?

Please don’t worry - any major defects should get picked up in a homebuyers report. Only difference with the full structural is that it contains more detail about the defects and advice on what to do. Not worth paying the extra unless house is very old, big or of unusual construction. If you’re worried about wonky walls etc you can always send an email to the surveyor who should hopefully be able to put your mind at rest. If they’ve missed anything major they are liable to pay for it to be rectified but that’s probably unlikely.

This sounds more like generalised anxiety than anything else? Could that be the case?
