....@JoJoSM2 in particular, is this location a safe bet for the local outstanding primary schools? And secondary for that matter?

I've fallen a bit in love with the house!

This is the school distance checker. I've had a little look and unfortunately it looks like it might be a bit of a black hole for applying for reception.

Or are DC school age already? The house is close enough to some fab schools that might have spaces in different year groups.

I've just had a look at what's available and there are barely any houses available.

This one is a nice period semi too - but it's attached at the back an not the side. It's pretty much a sure bet for Barrow Hedges. In terms of local amenities there's a nice parade of shops on Banstead Rd (other than the town centre).

No not yet, it's a bit soon to look at a move but this place definitely caught my eye! Kids are in yr 1 and nursery.... we would probably have moved in time for secondary but just love the sorts of house Cheam and surrounds seem to offer!

The house on Derby Rd would be sure bet for Cheam High for secondary if a grammar place wasn't right. And yes, lots of lovely big houses around Grin

Or if you wanted to move sooner and a stupidly academic primary, then Cheam Common is expanding and recruiting 30 children per year. It's near Worcester Park Station and 44% of children achieved higher level in the Y6 exams last year.
