Please help me sell this house

We've been on the market for 6 weeks, plenty of viewings, even second but no offers as of yet.

I am therefore donning my hard hat and asking you wise mumsnetter for feedback on the house.

I think getting some balcony planters to go over the balcony itself with some trailing colourful plants would start to break up the stark architecture.

Also the big shrub in the front, looks a bit dead from the pictures - it might not be, but doesn't look very green.

Hi OP, I think your summary is good, especially putting a glazed wall in to define the kitchen/living areas. That seems a good compromise between open plan and closing the rooms off if you need/want to. If you can, perhaps sliding doors would be better, to avoid taking up space where they swing open.

Remember what you loved about the house so much when you bought it and try and play on that. Also, think about why you want to move and figure out a way to either improve or disguise that.

One thing that isn't clear to me on the floor plan is that I'm not sure how you get in to Bedroom 4? There's no door on the floor plan and the way it's drawn makes it look like you can only get in to it via your en-suite (unlikely!) or through bedroom 3? It could just be a poorly drawn plan though.

If you were to stay, would you be able to fill in the space under your "flying" bedrooms? Or would that not be permitted due to reducing parking space? A lot of similar houses to me have a garage in that spot which many people have converted to gain the extra reception room.

I LOVE the light fitting in the upstairs hallway though! I wish my ceilings were high enough for that!

The blue in your baby's room is gorgeous too - do you mind me asking what it is?!

It's a pity the designers didn't shorten the hall and create a utility off the downstairs wc.
I think it is the layout that would put people off, especially those with older kids. There is nowhere downstairs for them to watch tv/ have friends over and have some privacy.

I think your house is just lovely. LOVE the light fixture in upstairs landing, love the decor, love the style.

Perhaps instead of an office you could stage one bedroom as a playroom? Just to show that it could well be bought as a 3 bed with playroom and lots of room for entertaining?

Wow. Love, love, love your house. Yes, the architecture is unusual but I can see that softening over time as the planting develops across the area. I only have small points. What's with the overlong curtain rail in one of the bedroom pics? I'd re-take the hall photo minus the baby gate & piece of furniture on the left hand side. The office could do with a bit of thinning out as the shelves are chocka. I wouldn't bother about extra flowers outside as I'd view the garden as a blank canvas to do my own thing with. It's a very, very nice house OP.

It's a bit soulless and new buildy for me, inside and out, but I know some people love a new build. I know Harlow (my company had an office there that I used to go to regularly) and the price does seem high for the area especially given how stagnant the market is and that London prices are falling. Harlow does well with commuters.

I think the photo goigndoenstairs make ms it seem like a Black Diamond Ski run, so ask agents to re-do that one (clearly it's normal when you see from downstairs!)
Some pots on the balcony to soften it - looks unused, just staged.
Move the loveseat / armchair into the lounge area more to make more space for dining table, then get agents to take a pic of the 'dining area'.

Think it just needs staging to soften the home a little. The beds could have some plush bedspreads and cushions, perhaps change bedroom curtains too. The colour of the walls would be better if they weren’t all white. Outside areas are too stark, soft planting, with some decent, garden furniture that people use for entertaining.

I think it’s a lovely house but would feel like I was living in a goldfish bowl with no privacy from other properties.
Maybe I’m odd wanting privacy.

Hi all,

Thanks for the additional feedback, particularly the things I can change.

To answer some questions, yes you can enter the 4th bedroom off the landing. I need to change that with the EA-should have spotted that sooner.

We can't build on the fly over bit due to keeping the parking but could extend out back STPP.

The colour in the nursery is dulux once -teal tension. I love it and it does really only need one coat.

Re: the privacy. I hadn't even noticed it. It is very quiet here but obviously would put other people off and they may prefer a fully detached, remote setting which would carry a heftier price tag.

I am excited about the improvements and am getting some quotes to do some of the internal work and promise I will update whether we decide to move or stay!

I think the house is really nice, bedrooms and bathrooms look great. Agree with all the comments about the dining area. I think a couple of the photos need redoing. The kitchen looks really small, I think it could look better than that. And the outside looks very pointy and forbidding somehow! Do you know anyone across the street? It would look much better photographed from higher up! If not from neighbours window then even going up on a ladder might help. Good luck

One thing you could try, which would cost nothing at all, is to turn the house from a 4-bed to a 3-bed and create a snug/TV room in one of the bedrooms - the natural choice for me would be to lose the office for this purpose.

That would make it seem less 'top heavy' with 'too many' bedrooms (and give the agent the heads-up to re-classify it as a '3/4 bed', rather than a 4 bed).

Then, zone the downstairs open plan area into much more of a 'family room' - with a decent-sized dining table (ideally with 6 chairs), and a couple of small sofas - using smaller furniture will still give a sense of space.

Make the TV room/snug upstairs really cosy - perhaps take one of your existing sofas up there?

Other suggestions as before such as removing items/clutter from the tops of the kitchen cabinets, taking down personal photos and streamlining and decluttering as much as possible are all worthwhile exercises - regardless of how much you feel you've already done this!

Space and light will sell a house of this style, in my opinion anyway!

It's the price - it's (almost) always the price. You are asking £64,000 (getting on for 20%) more than you paid for it when it was a new build 4.5 years ago. It's worth less than a new build would be, so even if prices have gone up overall where you are, you are likely to be asking too much.

Also, not a good time of year to try to sell a house, unfortunately.

So it has the downstairs of a 2-bed but is attached to next door by the extra 2 bedrooms? So it's an end- terrace rather than a link-detached isn't it?
It is decorated beautifully but it is still a small house with a big price.

There really isn't much you can do to make it more desirable except drop the price.
