The property I've fallen for has just been changed to sold and I have a viewing tomorrow

Im moving 4 hours away, a property that's perfect came up for sale on Monday. Made an appointment for later in the week.

I was sending the details to someone last night and sobbed when seeing it now said sold.

I haven't heard from the agent and they aren't answering the phone. Will my viewing go ahead? I've booked a whole day of viewings but this is the only one I have a really good feeling about 😥

Usually when they first show up as sold, it is subject to contract (STC).
You can still view & put in offer in case the offer they have accepted falls through before contracts are exchanged.

Its sold subject to offer. But some people still have people coming round.

You may out in a better offer. Sold subject to contract doesnt mean it will edit Italy going ahead.

Speak to the estate agent and see what's going on.

They may have accepted the offer with the person purchasing knowing they will still allow viewings.

I did that on my last house. Because the people who put an offer in hadnt even put their on the market. I wasnt going to turn someone away who could buy it a lot quicker.

This happened to us. All I will say is beware estate agents! I’d booked a viewing with the office junior on the Friday; the owner showed us round on the Sunday. On the Monday we tried to arrange a second viewing and the estate agent wouldn’t do it, saying it was sold. Basically, they had their whole chain sewn up whereby they got a massive commission. They are supposed to act in the best interest of the vendor, but basically are always after securing their own commission. In the end, we wrote to the owner (obviously, we had his address!!) and he was delighted to arrange a second viewing and get a higher offer for his house. He was bloody furious with the agents to boot and I think threatened them with legal action. The estate agent is just the middleman; if you want to see this house, then don’t be fobbed off.

We had our eye on a house that sold before we viewed it, the agent contacted us to cancel the viewing.

It depends on what deal has been done between the vendor and the buyer, they may have agreed to take it off the market or they may not.

When you speak to the agent, be clear that you’re really very keen on it, just what you’re after etc, as they will want to know it’s worth their while. Unfortunately a lot of agents are not after the best deal for their client, it’s all about the quickest and most certain deal.

As a last resort you could knock on the door saying you’d love to view but agent wouldn’t let you...

Ok I've had the call, it's canceled :(

My DM has been particularly annoying, "well it obviously wasn't the perfect house as someone else got it!" . Can I tell her to shut up?

Hate to say it but from experience your DM is probably right. There's always a better house coming soon x

Ugh your last post.

Someone offered full price on the spot at a viewing we were at once, they came in to view after us and just offered full price there and then. We were absolutely gutted it was walking distance to school and shops, lovely area, great space, close to family but not too close.

Everyone kept saying "it wasnt meant to be"

Yes it fucking was we just didnt get half a chance to offer anything :(

Nutellaontoast19 · 08/08/2019 22:21

You can still offer and legally the agent has to present the offer to the vendor.

Bowerbird5 · 09/08/2019 00:22

I agree with Natalia

I had a viewing with estate agent showing them as I was away. They offered under the asking price but this was Scotland and offers over means that. Went into the city when I came back and saw a picture of my house with a sold sticker right across it. I was furious as we had to move quickly due to family needs. I went in and asked about house to be told it was sold. I said “ No, it bloody isn’t.” He assured me it was so I asked to speak to the manager and told him who I was. Red faces all around.
Be cheeky knock on the door the worst they can say is go away. Good luck.

We had an offer accepted but couldn’t sell our flat, someone came in cabin free and we were cast away, we then sold, the sale fell through and we were offered it again, ended up having to offer a bit more as having had a high offer the seller decided they would hold out but we’ve now been here 5 years and are very happy, things move and change, I’d be tempted to knock on the door if the estate agent won’t help, but be prepared to move fast and put in a good offer if anything does happen.

BlueLadybird · 11/08/2019 07:47

It’s not at all uncommon for houses to come back on the market for a whole host of reasons. So let the estate agent know you are still interested and to let you know if it is marketed again.
