Leaflet through door from local agents, always a load of rubbish?

We've had a leaflet through the door from a local estate agent. It states a specific family is looking to move into the area within walking distance of the named local school and want to buy on our street.

My instinct is it's just a marketing ploy but wondered if anything ever came from these?

We do want to sell, we are just waiting for me to start a new job in October but wondered if it might be worth a phone call? Or straight in the recycling bin.

Sometimes it's real, sometimes it's just general, worth a call if you're going to be selling.

You could always tell them that you don’t want your property on rightmove etc but are willing to show to this family and are looking for £x. Worth a go.

We did this when we were looking for a particular property- it worked, a couple getting divorced who hadn’t put their house on the market yet replied and we moved in 2 months later

I gave them a call, apparently there are a lot of buyers interested in the area, so not just one waiting in the wings. She said they are valuing a property on my street today and another next week so I think I'll keep an eye on rightmove if any come on the market

Ah then it was a general marketing ploy. Doesn't mean there isn't buyers looking in your area, but in most areas there is buyers looking.

I've lost nothing by phoning. We will still be putting ours on the market soon.

I'm going to keep an eye on rightmove, if properties on our road do come on I can see how quickly they sell and it might give me an idea of interest.

It's also given me a kick up the bum to contact our mortgage provider for a chat

I sold my flat after a similar estate agent letter. We had a buyer lined up at asking price and a reduced estate agent fee. We were pretty happy with the process so they can be genuine rather than marketing ploys. You lost nothing by calling though as you say.

They have offered for the manager of the branch to give me a call. I think I'll ask again about specific buyers in the area quoting their leaflet and the option of reduced fees if they dont have to market it.

I've a feeling the mysterious buyer might not exist but worth an ask!
