Photos don't make it much justice, but the best thing about it is that rooms are a good size and the outside garden room is made of bricks, so no further planning permission required.

I struggle to see how to fit a washing machine and a large fridge, but apart from that I think it works for us.

Was thinking of offering £190 so it sells below £200.

Thoughts?

How long has it been on the market? It's clearly been refurbed inside so I would surprised if they intend to drop as much as 20 grand but they do say you should be embarrassed by your first offer. I think I would go with 192. What's similar property selling for?

There are no real similar properties on the market. One on the same road sold for 170k two years ago.

I wouldn't call it a full refurb, some floors (vinyl) and one carpet are newish, that's where the "refurb" ends.

Given the state of the garden, I think it was a BTL and they've decided they don't want to do it anymore. That garden building is close to being derelict.

I viewed another house (detached) in a worse general condition but with more potential at £235k. That EA deemed to think they'd be happy to negotiate it down, so I'd think it would for 210k

It's only been on the market 3wks plus being vacant they might not be in a rush to sell. On the plus side they'll know the outbuilding is in crap condition and they haven't spent money on it fitting a new kitchen. It does look like a BTL hence quick lick of fresh paint. The room sizes are good and the current photos obviously don't do the garden justice. Make the low offer as a starting point and see how receptive they are. Doubtful the sellers are in a chain so they may well have flexiabilty on pricing to sell vs needing to hit near the current asking price.

Of what I've seen is that houses with good prices get snapped off your hands. If this one has been on the market for close to a month, it means most buyers wouldn't buy it. Which leads me to think it's overpriced.

It looks pretty run down and the kitchen has an odd layout. I wouldn't go any higher than £190K and would be looking at other properties too.

No, it is mundic free @myrtleberry . That other house is/was in very good nick. Of they reduced the price by 30k, it means it should have been 208k and house prices have also dropped a bit.

Makes me think that indeed 190k is a fairly acceptable price.
