Job offer in Clapham, where to move?

Hi,

I've just graduated and have been offered a job in Clapham and am looking for somewhere to move reasonably close to the area. I'm looking for a 2 bed with a budget of £1500 pcm (not huge I know). So far I've looked mostly south of the river so Brixton/Tulse Hill/Battersea but not had much luck. Any suggestions of other areas to explore/any tips on moving for the first time would be very welcome!

Anything in Streatham?

Alternatively, you could move further to get a good flat for £1500. I’m in Sutton (zone 5) and the train to Clapham Junction is probably 20 mins. You could find a 2-bed for a lot less than £1500 or get a stunner of an apartment for the money.

Sydenham/ Gipsy Hill/ West Norwood are all on the direct line to Clapham Junction and should be possible to get a 2 bed for your budget.

Streatham Hill is also on that line but mire pricey.

Thank you! I'm viewing properties in Streatham on Monday and looking at Norwood so I'll see how that goes. I wasn't sure whether it might be worth looking north so somewhere around Hammersmith/Shepherds Bush?

Where in Clapham? Clapham Junction isn’t on the tube so that will impact where you can easily get to.

Hammersmith and Fulham is one of the most expensive boroughs. Not sure what your budget will get you there...

Just to point out that Clapham Junction isn’t actually in Clapham, it’s in Battersea (weird I know!). There’s only a train line there, no tube link (though obviously you can get train/bus to the tube). Hammersmith/Shepherd’s Bush will be more expensive. I would look more south/south east. Maybe Sydenham/ Gipsy Hill/ West Norwood as PP said

Somewhere on the train would be best, then. Are you looking for somewhere full of young professionals and lots of going out options?

Probably not a lot! I'm also struggling with exactly where to look other than Rightmove/Zoopla where half the flats have gone by the time I've rung the agent

Out of curiosity, why are you looking for a 2-bed? Any requirements of the type of area?

Look in south east London - there are lots of places with direct trains to Clapham junction that will be more affordable. Not sure of the train lines but have you considered Crystal Palace and surrounding areas?

Ah great. You could head Hammersmith / SB way and get the overground but rent is pretty steep there as well (and if there are issues with the overground, and there quite often are, your only other transport option is the bus which takes an hour). You might find somewhere on your budget but it wouldn’t be the nicest flat or area. Do you really need 2 bedrooms? You would be able to get a nice 1 bed for your budget.

No real requirements no. Ideally I'd like somewhere with people in a similar age group (20s). I'm not bothered if it's not an amazing flat or a particular nice area, everywhere I've looked has been pretty basic. I would like somewhere with reasonable transport links though

Well, I hope the Streatham viewing works out. Loads and loads of young renters locally and it’s convenient for Balham and Clapham for going out.

Clapham Junction opens up all of the areas that have direct access on the train - look at London overground, southwestern rail and southern trains maps and think about what else you want from the location that you live, as well as affordability. I wouldn’t look at north of the river, I don’t know the rental market but I imagine you’d get a lot less space for your money.

Def stay south of the river, Clapham itself is a really good landing pad for young professionals, I know a lot of people who lived there upon first moving to London. Otherwise you can take your pick from any of the lines going out of Clapham Junction (I would recommend Streatham Common)

I was going to say what bluerose said.

Look at over land trains - go out west there are loads of options!!! Check out night bus routes/what time the trains run until.

Week nights CJ is busy until late, regular buses to Brixton for night life there too.
