Kew, Muswell Hill/Highgate or Victoria Park Village?

All so different! Looking to move out of central London with young kids and like these three areas a lot.

Which would you choose?

Kew - I love because of Kew Gardens and it’s proximity to Richmond (but find Richmond too busy).

Muswell Hill / Highgate I like because of the wood, and how easy it is to walk to Hampstead Heath.

Victoria Park Village I like because of the vibe and it’s the easiest transition from my current central situation.

Which would you choose? I have no idea. I don’t want to rent first, because I want to settle the kids in and really make a home. We keep hanging out in each area, but it makes the decision no easier!

The Highgate side of Crouch End has nice housing, lots of greenery and in the catchment for Coleridge an excellent (if big) primary.

Is that school considered excellent up there? It wouldn’t even be average by LB of Richmond standards (in terms of progress and attainment).

Coleridge is considered a very good school. People rent nearby just to in.

Hm... Just had a look around and it seems Muswell Hill has some more academic schools. Muswell Hill Primary would be an excellent one to be in the catchment for if you stay North, OP, and decide to go down the state route.

If I were moving alone it'd be Highgate/Crouch End all the way. I lived there a few years back and loved it. Just perfect.

However...

Children would swing me to Kew. You have more stuff about you, more children there for playmates and schools are better.

Muswell Hill is very villagey - tons of great primary and secondary schools and lots of parks and woodlands - Durnsford Park, Ally Pally, Parkland Walk, Highgate Woods, Queens Woods, Cherry Tree Woods and Coldfall Woods and of course Hampstead Heath nearby. Excellent schools mean kids can walk everywhere - to school, to friends houses, plus you have no need to use a car at the weekend as you have all the shops you need in walking distance, plus Everyman Cinema and Phoenix and Picturehouse close by, restaurants and cafes. Yes transport is not as good as other areas but its a great place to grow up and good for parents too.

Re schoold in MH: the excellent primaries are Muswell Hill, St James and Tetherdown. Excellent secondaries are Fortismere and Alexandra Park School.

Highgate. With the woods, the Heath, Waterlow park and even the cemetery to some extend you are surrounded by green. And still a relatively easy commute into the centre. Love it.

Crouch End I think. Great for families.

Muswell Hill/Highgate/Hampstead/parts of Gospel Oak also good.

Enjoying these extra messages! It seems to be quite split between the three!

Went out to throw something in my outside bin an hour or so ago (at maybe 5:30 pm), saw a bunch of people shooting up leaning against my bin. Motivation to move increased! Going to list for sale in the next few weeks (even though everyone says I’m mad because of brexit deadline).

JoJoSM2 true! And there’s not much coming on at the moment, so I think maybe that will be in my favour?! Though there’s also not much coming on where I’m looking to buy, either!

It's generally quiet in summer. Come September, many houses come onto the market and people get ants in their pants about completing before Christmas. So good luck, OP!
