How much to change the floorplan of a house?

Our preferred house might not work out as our offers haven’t been accepted. So we are looking at another one. The upstairs layout doesn’t work for us. We would want to.....

Change a small bedroom, en-suite and dressing area into one bedroom then change a bedroom into a family bathroom. Then possibly change a small bathroom into an en-suite.

Will this likely cost a small fortune?

A lot will depend on age of house and where pipes are. Are they going to uncover lots of problems as rip it apart and need to move pipes, those will massively increase cost

The house is less than 15 years old so I would hope it wouldn’t be too bad when ripped apart?

Can you show us the floor plan? Completely agree it depends where plumbing is currently located.

Floorplans attached.

Bedroom 5, en-suite and dressing area into one bedroom.

Bedroom 3 or 4 into a family bathroom.

Bathroom into an en-suite for bedroom 1.

I'm confused as to why you would want to do that instead of (for example) making the 'dressing area' an en suite to bedroom 1 and leaving everything else as it is (or knocking bed 5 and en-suite together if you needed a bigger room there). You wouldn't lose a bedroom and would still get an en suite to bed 1 if that's what you want.

What is it that you are trying to achieve?

Anyway on your question - bed 4 would be cheaper/easier to convert to a bathroom than bed 3 as it's next to an existing bathroom so pipework (especially the soil pipe) are close by. The rest is pretty straightforward and shouldn't be too expensive. Hard to give an idea of cost without knowing the area.

You are looking at putting in two bathrooms, plus a bit of making good and new flooring in bedroom 5.

So how much it would cost probably depends on the fittings you choose more than anything. Are you after very basic stuff - like homebase - or the other end of the market?

We want a bigger bedroom at the front of the house but I suppose we could just move the en-suite for bedroom 1 into the dressing area and make the bedroom a little bigger. The main bathroom is so small that’s why we wanted to change a bedroom into one. We need a 4 bed rather than a 5 bed so are not concerned with losing a bedroom.
