Our max budget is £205k (which I think he would take) but I don't want to offend him with our first offer!

IME EAs sometimes ask for the reasons for not giving the asking price.

I've walked away from a couple of properties because they never took my offer. One got really annoyed, but kept calling (parking was a massive issue with that one).

I can't remember what reason they gave when they asked for a discount on my house. We knew it wasn't perfect/slightly over priced so didn't make a big deal out of it.

Hi. No mention whatsoever of parking was what I noticed first, as that was the compromise that we made when buying our last home - no drive. Street parking is just about ok but tight.

Yes, this house doesn't have any parking, but there seems to be enough in the neighborhood

We found that explaining the rationale for an offer and entering into a dialogue was the way to go. You have to put yourself in the vendor's shoes and think how they might feel about it. Depends how serious you are about the house. Do you really only want it at a discounted price or is it the house for you and you want to do a deal and get it off the open market asap?
