Boilers - what’s best?

I’m choosing between two very similar houses. They both have en-suite, bathroom, shower room and WC and similar layouts. One has a new Combi boiler. The other has an unvented system (so with a storage tank).

My combi boiler is not good at pushing enough hot water fast enough along a great distance of pipes to bathrooms, if your boiler is directly under or near the bathrooms then it should be ok. Combis are not despite the hype expected to last beyond 10 years,, especially in hard water areas.
Havnt had a tank for many years but it was good, only two of us in a smaller house.

It depends on the size of the house
I have a zillion radiators so I need a tank.
My old 3 bed flat was perfect with a combination boiler.

4 bed house. I would say around 12-14 radiators.

If you have an unvented cylinder, it's a cylinder, not a tank. An unvented cylinder does not have a loft tank either.

Assuming it is a good installation, a unvented cylinder is better than a combi, except perhaps in a small home with one occupant who doesn't like baths.

Run the hot and the cold bath taps. The water should gush out copiously.

Thanks @pigletjohn. Both houses had the cylinder system but one has recently replaced it with a Combi. The houses are quite big (4 bed, 3 bathrooms).

The cylinder is a big white thing with two small tanks - red and white. Just making sure I’m describing the right thing!

the red thing will be the expansion vessel for the radiators, the white one will be the expansion vessel for the hot tap water (stainless steel so the water remains pure enough to drink). They both have an air filled balloon in them which is compressed when the pressure goes up due to thermal expansion.

With 3 bathrooms a combi is likely to be inadequate, though some include an internal storage tank which gives a short boost to the hot water.

Thanks for your replies @pigletjohn Great help. I am a bit stuck now because I slightly preferred the Combi boiler house but it sounds like this is less than ideal.

nothing wrong with a combi that a thousand quid won't fix.

You can add a cylinder to a combi, vented or unvented, it won't mind. some people don't know that.

If they threw out their old cylinder it was probably a low-pressure one and they thought a combi was more modern.

2019 Combi with maybe £1k to add a cylinder
Or
2007 unvented system?

choose the house you like best.

You'll be spending plenty on it.
look on it as less than the price of an avacado bathroom suite.
