We want to put an offer on the house but apparently they will not accept unless we are in a position to precede!! We have put our house on the market asap and have two viewings booked already but now worrying the house we want will sell!!

I didn’t realise we had to basically have an offer on ours before we can put an offer in?? We basically found a house we wanted and have now put our house on the market with their estate agent to keep it in house. I will be absolutely gutting if we miss out on the house we want 😢

You don't have to have an offer on yours before putting an offer in, but it is quite normal for a vendor not to accept any offer until the buyer in question is ready to proceed.

Why would they accept an offer from you? What if your property takes 6 months to sell?

Make sure you've listed your home at a sensible price to give you the best chance of attracting a buyer quickly.

Hello. You can offer at any point you like but it's very unlikely a vendor will accept an offer if you aren't proceedable. No one will take their house off the market for someone who isn't in a position to buy it. They wouldn't be able to buy something either.

We had exactly the same on the house we're trying to buy. We put an offer in to declare our interest, and worked our bums off getting on the market (with the same agent) and getting sold. It all worked out (so far) and we're hoping to exchange in the next week.

Just do everything you can. And make an offer to show interest. but know you could miss out.

They may accept an offer but say they will still market the house in case someone else comes along who can proceed quicker. My last London house went to sealed bids and I accepted an offer £30k less than highest offer simply because they had their own house under offer (with same agent so they were doubly invested to get the sales through) and the top offer people had no offers in their house.
The agent really should have asked you what your situation was before they showed you around and made it clear that you were unlikely to get an offer accepted.

It has been known for people to accept a good offer and give the buyers X weeks to sell, but it's unusual, and it's likely they'd refuse to take it off the market in that time.

We saw a house, put ours on the market with the same EA, sold ours, then had an offer accepted. It is possible but I think having the same EA helps motivate them both to sell yours fast and secondly to paint you in a good light to the property owner.

Ok thank you for your advice and support, we didn’t want to put our house on the market as we couldn’t see anything we liked and knew we would want to keep it in house to make it easier. I hope it works out as we will then have the pressure of finding something else if ours sells 😭

Not sure why you’re so surprised tbh. Why would they accept your offer? You don’t have the funds with which to make an offer if your own house isn’t at least under offer, and even then it’s not a certainty. I wouldn’t accept an offer and take my house off the market in these circumstances. Your house might take a long time to sell and the prospective vendors might be missing out on offers from buyers that are proceedable.

If you accept an offer but can't find something, you can withdraw yours from sale. Just ask your buyer to hold off on things that incur costs such as surveys before you have an offer accepted.

You can offer but they not want to accept until yours is sstc so you are proceedable
