What are the important house maintenance certificates that I should look at before buying a property ?
And what do you personally look at with caution before buying ?

Your solicitor will probably ask for an invoice for the last boiler invoice if they follow the vogue here. I don't think you'll get any other documentation.

While the boiler, electrics etc would cost to replace and renew, I think you have to accept you may want to update and the sale price may reflect this.

As far as I'm aware, there aren't any. When buying, unlike renting, the vendor doesn't have to prove that the electrics or gas installations are up to standard. You, as a buyer, are at liberty to employ any expert you like to check things over, at your expense, but only if the vendor agrees.
Thinking about our house, for example, we would be able to show that the boiler is serviced annually, the chimney swept annually, and that we have up to date electrics. The only other certificates I could show you are all the planning permission/building regs. paperwork to show that our extension is all above board. It is very much caveat emptor when buying a house, that's why you get a full survey - so that problems are flagged up before you commit.
