vendors thinking about offer and more viewings

£550K house - we've put in £540k - only just come on market. The vendors have two more viewings booked today and will let us know after that.

We are in a good position to move - no chain. FTB buying ours. But we aren't cash buyers.

But if someone offers more will we get the chance to increase our offer?

If someone offers more and they don't accept that offer then you will get the chance to increase yours, yes.

When we were in this position the EA came back and gave us and the other people the opportunity to submit our best offer.

That's what I'm worried about that someone will just off full asking price. Which I think we should have done...oh bugger.

Assuming you're in England, they might give you the chance to increase your offer but they're not obliged to.

It might come down to who is in the best position to complete quickly. It doesn't matter how much money someone else offers if they are in a non moving chain and can't actually pay. Sometimes the vendor will accept a lower offer from someone who has no chain.

The fact that you are not part of a chain is a big advantage to you. If they do get a better offer the auctioneer will come back to you and see if you are prepared to pay more.

Hello. If you have a FTB buying yours then yes, you are in a chain. No chain would be you not having anything to sell.

That aside, you did right not going in at asking. If they have other viewings lined up my guess is they would have honoured those anyway and you'd have had to go over asking to get it if there was another offer. So don't worry. They will come back to you as will be looking to play any offers against each other.

They might not necessarily get any other offers from that viewing, and offering asking price doesn't mean the vendors would have stopped the other viewings either. Happened to us, we offered under, they refused and wanted to see what the other viewings bought. We then offered full on condition it came off the market and they stopped the viewings, again they refused and went ahead. When they didn't get any offers from those viewings they came back and said they'll take our full price offer now...We declined.

Depends what happens next. In a similar position to your vendors though I took an asking price offer from someone who offered that straight off in preference for someone who offered slightly under first and then increased their offer.

Have you told the EA / vendors that you’re chain-free? As a PP has pointed out, you aren’t, but you are in a very short chain. You might want to clarify this.

What is wrong with some people these days... no one knows how to negotiate. This is about the 5th similar thread this month... people bidding themselves up before they have even heard back about their offer. 540 on a 550 house is a very strong offer even in a really strong market... which most in the uk arent at the moment. Just wait to hear back for goodness sake

The OP IS NOT CHAIN FREE. Ahe ia a short chain - a ftb is buying hers. If there are viewings already arranged of course they will see those through. A chain free buyer may make an offer and either match yours or go higher.

Or they may not. Or on the basis it has only just gone on and attracted multiple viewings they may wait or ask that you pay asking price. At that stage you can decide what to do.

But do not describe yourself as chain free as you are in a chain albeit a short one.

Agree with PP. Please clarify to the EA that you have made a mistake & are not chain free. I have been in a situation before where a buyer has misrepresented their position & this wasn't the only thing they lied to us about. The whole thing ended up costing us a lot of wasted time & money. It did all work out well in the end with an even better house, but it still irks, being lied to like that. I would hate for the OP to lose out on a house due to an error which is most likely just a misunderstanding on their part rather than deliberate misleading because the trust has been lost & the vendor doesn't want to take a risk on them.

Hiya. Got the house with a slight increase. I mistyped , they know we have a buyer who is a FTB who isn’t in a chain. We didn’t tell them we were chain free.
