Do I change EA?

Hi, to cut a long story short my EA have been fabulous, super helpful and the exact opposite of what you think most of them are like, but my house just isn't selling. It's in a very wanted area, it's a beautiful house and I don't think it's overpriced but it's been on the market for 3 months and had no offers at all. Do I try a different agent? I was going to reduce the price on Monday because I just need it gone. I'm newly single with a 2 year old and usually me Ex took control of all this stuff, I'm a bit terrified and feel like I'm in over my head.

If it was me I’d try 3 things to help decide
1 - Search Rightmove, Zoopla and any other property sight I could find for similar property prices in the area. Also Zoopla has a section showing what other properties in the road / area have sold for.
2 - Get valuations from a couple of other local agents and see what they say.
3 - Is there some sort of Face Book or other network type thingy where people can make comment on agents?

Sadly picking an agent is not a science, it is going with your gut and hoping you have chosen someone who actually delivers on promises.

Thanks for the reply... so, I had another valuation and it was the same, and it's honestly not overpriced. Next door sold for about £30k less about six months ago and needs TOTALLY ripping out and starting again. And it has no garden, I do. The price is fine for the area. The agent has a fab reputation too. This is why I'm so worried and confused and just generally anxiety ridden over it!

Go on RM and put your postcode in with a 1/4 mile radius. Make a note of how many
Then click “include SSTC”
This will give you an idea of how many in that area are actually selling

There's four or five similar properties on the market for similar prices. My instinct is that mine is the higher end and reducing is the right thing to do. God this is awfully confusing.

Seems like you are with the right agent if they have the reputation, provide you with service and have you well placed in the market.
Assuming you are happy with how they have actually marketed your house then I suppose you have to consider price.

I am not surprised you are stressed and nervous, the whole process is painfully slow and stressful, plus huge chunks of it are out of your. All you can do is be strong, think you steps through carefully and make the best decisions you can.

Thank you so much everyone. I think the biggest part of it is that I'm doing it alone, this would've been something very much that "he" dealt with so having to do it and try to seem like I'm not losing my shit is hard! I'll reduce the price and hope that is what's been stopping people, the feedback has been so good and nobody at all has mentioned price, but I guess that's the only real factor that is in play.

No offers at all in 3 months suggest it is overpriced to a certain degree regardless of how much you try to convince yourself otherwise.

About 15? 20 maybe. The day it went live I had eight booked for the week! I'm just so confused! I'm going to reduce, I can't see any reason at all that changing EA would make a difference. Plus I got a brilliant deal with my existing one.

Demand and supply etc. It's either overpriced or there's something that puts most buyers off (weird smell /controbe) unusual decor /lack of light /weird room configuration /on a busy road). If it has a flaw that isn't fixable like an A road, then you need to lower the price. Otherwise you could try to make it more presentable and see if it helps. Changing agents usually doesn't help because good and well priced houses tend to sell quickly. The agent really doesn't do much.

That's a good number of viewings, so the estate agents are doing their job. Also the fact that you have a good relationship with them is important. From what you have said, you want to get on with your life. Anything you can do to hasten the sale and therefore get yourself settled is a good thing for you. Therefore if I were in your shoes I would definitely reduce the price. You've given it a good window of time i.e. three months, so time for a reduction. You'll have to think about how much though, and maybe take advice from your agents. Doing it in dribs and drabs is never a good idea. Seen that happening around us, and these properties tend to stick. A one-off good reduction should get you a sale, I would have thought.

Thanks so much, everything you've said is totally true. Because of the way RM works it's going from £535 to £500. That's what hurts I guess, that's a huge reduction but it won't be seen by anyone new if I go down by 10k or so.

chocolatiers - that sounds very sensible. I know how hard it is doing the financial stuff by yourself but you are thinking things through and doing just as good a job as your ex would have done. Keep posting, loads of us have been through what you're going through and come out the other end! You can do it!!!!!
