Pulling out before exchange of contracts

I am on the verge of splitting up with my partner who I planned to buy a flat with.

We are currently 2 weeks away from exchanging contracts. If we pull out now what fees would we be liable to pay the solicitor? For all her work she is charging just under £1500 would we have to pay the whole lot?

Probably not but not far off. Ask her what the costs are to date.

Probably. But that’s a great deal less than losing your house deposit or paying stamp duty and estate agency fees on a flat that you don’t want because you split up.

More sensible if you are splitting up, to back out now.

If you are seriously going to split up then act now.
As the previous respondents have stated you are currently only liable for work incurred. If you allow an exchange then you will lose your deposit and any other legal fees incurred in getting you out of the mess you have allowed to develop.
If you exchange and then allow it to complete your situation is even worse as you will then be tied into trying to sell whilst paying to mortgage with your ex who I assume will not be impressed.

Therefore I say again, if your decision is not simply nerves, sort it .

Check your contract. Ours is no exchange, no fee (for any reason!) but it will vary from firm to firm.

Some of the £1500 may be fees paid (eg to land registry or for bank transfers). You should have had a detailed breakdown at the start.
