Buying a house is a nightmare! Help!

We offered on a house in May, and we're struggling to get a mortgage for it. Then the enquiries have come back yesterday as

Leasehold- no one knows who the leaseholder is.

Radon gas- abnormally high levels

New build- developers have gone bust no new build insurance

The estate agents are a fucking nightmare, every day they email with 'what is the delay' then yesterday she amped up the emotional blackmail saying that the stress of the house purchase is making the seller very unwell and he might pull out etc.

So we're going to pull out today. It's just not worth the hassle.

My question is; how long after pulling The plug on this one can we offer on a new house? I think we've found 'the one' went to view it yesterday and loved it.

But having had 2 viewings in 2 days is it desperate to offer before Monday?

@NewYoiker - offer as soon as you want! The only thing is to make sure you withdraw your offer on the first property before offering on the second one. As a vendor I would be furious if you hadn't done it in that order.

Don't look back and don't succumb to EA BS. They make it up as they go along.

Is there a reason for your struggling to get a mortgage? Is it just the property? If it's your finances that might be a concern for the vendors of the new house. It's really annoying as a vendor if your buyers finances aren't firmed up.

Withdraw your offer on house 1 today and make your offer on house 2 today. Don't give it a second thought. Good luck!

I would withdraw your offer on the first house and offer on the second, as everyone else has said, if your mortgage offer can be ported over. If it is popular with viewings booked for the weekend I wouldn't really hang around, although they may wait until over the weekend to consider the offer.

Is it the seller of the first property you offered on that is stressed? How do they own a new build without the 10 year guarantee?!

So it's the sellers that are causing the problems (not knowing who leaseholders are etc) but also them who are putting the pressure on and getting stressed? Not sure why they think it's your fault tbh, apart from the mortgage which you should really have got sorted first!

I assume you're not selling as well? That's 100 times worse than buying ime so enjoy your experience of buying without selling!

If you like the 2nd one then no problem with putting in an offer today. That doesn't make you desperate. It you like it then why leave if to chance that someone else might offer on it over the weekend.

Also.....what's the problem with you & your mortgage..?? Mortgage adviser here so perhaps I can give you some pointers or tips...

Did you have the mortgage in place and then because the property is a problem they won’t mortgage it?

Just a heads up that if you’re looking in a small vicinity, radon will be a potential issue in every house in the area. So the new one you’ve found will probably say the same thing in the searches, but all it is is a probability of it being affected and really everyone should carry out a test as it can be found in any house, anywhere. It shouldn’t be a dealbreaker though if you like everything else about the house as it can be dealt with even if elevated levels are found when testing (get a retention agreed with the vendors for around £2k if you can).

How would the seller of the first know you had offered on another house before pulling out if the purchase of their house? The only way would be if it was the same EA and they didn't respect your confidentiality!

Withdraw your offer via your solicitor who will then communicate with the vendor's solicitor, then tell the EA. Tell the EA that the lack of information the mortgage company requires is the issue and just be firm with them. They'll probably suggest you can just get an indemnity as they'll want to push the sake through and get their commission.

With the new house, there is no harm in saying the house you were looking to buy turned out to be unmortgageable and you are keen to do a deal on this one in order to, hopefully, get things resolved.

@Newyoiker. Still dont understand the mortgage situation. A lender will do all their necessary income & affordability checks, obtain the visitation, then base their offer on that. Never known a lender to change or amen an offer afterwards, unless you approach them with changes in your circumstances or purchase price.

Did you actually get a mortgage offer or just a decision in principle...??

@hadthesnip2 sorry we had a decision in principle, we passed all the affordability things but the survey and enquiries Brought up issues and when given to the mortgage company the underwriter refused the mortgage on the basis that there is no leaseholder, and the developer has gone bust so we can't get the new build insurance.

Our mortgage company is Clydesdale so they do manual underwriting and kept coming back with questions about the house not us then they declined us

well I think you've been saved from an expensive mistake.

2 things to do, the decent order would be call to pull out, then call to make your offer, but unless it's the same EA it doesn't make a difference, it will all happen in the same 15 mins.

Ignore the EA emotional stuff.

bit confused, you say new build and seller?

That makes it a lot clearer then. Imo a Dip is not worth the paper its written on. I always tell my clients to get the EA to call me if they want to know if a they are good for a mortgage. The lender generally only deals with 2 people - the broker supplying the info re income etc & the valuer for details on the property.

@RosaWaiting there was a pub in the village and they turned it into houses and added 2 more on the side. We were trying to buy one of the new houses. However they were completed and sold in 2017 and then early 2018 went bust but they were giving the NHBC warranty, and as they've gone bust that is no longer current.
