Overall solicitor fees for selling AND buying?

Just adding up all the figures of EA fees and such...

How much, generally, would you expect to pay in overall solicitors fees for both selling your property and moving into another?

Circa £3 - 4K including searches on purchase.

We paid £2420, minus indemnity insurance, but including all searches and VAT, in 2017.

Our quotes varied wildly - I think the overall difference was about £2k on the fees part. Some firms seem to charge on a sliding scale linked to purchase price though I can’t see a sound argument for why as the work is similar (and flats are leasehold so can be more work)

Ours works out £950+vat (flat) for selling and £1050+vat for buying (house), not including searches.

Get a few quotes.

Most places have a sliding scale depending on the price of the property. Leasehold is more expensive.

Don't go for the cheapest. They tend to come up with all kinds of surprise extras, and they are often bloody rubbish.

But like other PP have said, solicitors fees vary wildly - yes I could get one cheaper but this firm has an excellent reputation and I've used them before

The sliding scale of fees depending on the value of the property relates to the amount of risk/liability the firm is accepting.

So if a firm advises on a £200k property and something goes wrong, it’s likely they’ll have to pay much less in the way of compensation/damages than if they advise on a £20m property and something goes wrong.

It’s also a standard way for businesses to make a reasonable profit while keeping their services affordable at the lower end of the market. Estate agents also charge based on the property values.

We are paying approx £1600 all in. I did a comparison with reallymoving.com then cross checked against reviews on trustpilot, Facebook etc. and checked they were registered with relevant bodies.

Very pleased so far - ours have been by far the most efficient conveyancers in the chain and last time we were charged more for buying only by a local firm.
