Which location to choose for buying a house in London

Hello lovelies,

We are an Asian family (me, my husband and 1.5 yrs old daughter) currently staying in West London. We are looking to buy a house/flat in the range £350000-£400000. Can someone suggest good areas considering schooling, safety, easy commute to Central London and any other aspects that might be important ?

I would also look at New Malden lots of new affordable housing being built good train service to waterloo and close to Wimbledon and Kingston... Surbiton would also be a nice place to live lots of options with the budget you have.

Orpington is a nice safe area with a good commute to London. You would probably get a sixties 3 bed in the Crofton area for your budget.

One more vote to Orpington. Great primary schools, excellent comprehensive secondaries plus easy access to local AND Tonbridge grammars for secondary. It’s safe and good transport links to London

Orpington has some excellent primaries so good if you buy in the catchment for Crofton for example. Secondary choices aren’t great unless you get into a grammar school, though (the non-selective are average or below).

If you choose New Malden (dull suburbia tbh), you’d want to be in the catchment for Coombe Hill followed by Coombe Girls (fab primary and secondary) but you’d still have the option to apply for Tiffin Girls (a grammar school in Kingston).
Surbiton has very fast trains to central London but the school options aren’t quite as good as the other places listed + the desirable parts of Surbiton cost £££

If you come Sutto way, you’ll get fab primaries and secondaries + the option to try for grammars (best bit for that would probably be Cheam Village, North Cheam and towards Worcester Park). Many great primaries, catchment for the excellent Cheam High School as a fall back if you don’t get into a grammar school.

And hang on a little longer ... the news today was that house prices were dropping in London by 4-6.5% with the larger detached properties going down faster ... unlike the rest of the country. No explanation but clearly the banking industry changing, the prospect of Brexit and the increase in knife crime may be making people think twice.

I'd research your schools and transport links first.

Where do you need to commute to in london? Depending on station, you can choose trainline and then area that suits you along the line.
