Q about offer letter on a probate house

Is is standard practice for all offer letters to be sent to seller's solicitor as well as to seller when house is a probate sale? First offer was rejected quickly as expected, but sent final offer letter mid morn on Fri and still waiting to hear. 🙃

EA said letter was sent to seller and her solicitor and they will let me know when they have a decision. Trying to work out if all offer letters are automatically forwarded to solicitor or only considered offers?

Thanks for the reply, I'm in England. House I've offered on is part of a farm estate. Other parts of estate have SSTC. First offer rejected within an hour, then I took a week to really consider how much we could raise to, as the house needs a lot of work. Submitted best and final offer via letter mid morn on Friday and was told by EA that they had sent offer to seller and her solicitor and would be in touch when they had response. As final offer is still quite a way from guide price, I expected rejection by COB on Saturday, but that didn't happen. Praying that's good news? Hmm

In England I don't think a probate sale is any different. A dd bought a probate house and it was no different from any other sale.

The only thing I can think of in your case, is that if a solicitor is also acting as executor of the estate - not uncommon - everything would naturally go to him/her first, or in addition to the relative of the deceased.

Sorry to sound basic, just never known anyone buying a house in those circumstances. Why would offer go to solicitor acting as executor before being accepted or rejected by seller? Is that standard?

If the solicitor is acting as executor then for the purposes of considering the offer then essentially the solicitor is the one who will evaluate and choose which offer to accept.

Gaaah still waiting to hear back from the EA. Does this sound like bad or good news anyone? Are there any EAs on here who can give me the benefit of some insider advice?

If there is a cast of thousands looking after it on the executors' side, it could well take time for the solicitor to speak to everyone and make a decision. Fingers crossed for you!
