Has anyone ever sold and bought a house in less than 2 months?

Just wondering if it's humanly possible.

Got into my place in 4 weeks from the first viewing but it was a new build and I was a FTB.

I'm now selling that house and want to buy another new build (which is ready).

Just trying to work out if I'm delusional to think I could pick up the keys to my new place within 8-9 weeks, including selling mine.

With a new build yes. I'm sure they like to complete within 6 weeks dont they?

We just sold and completed in 4 weeks

It was after the first sale fell through though

@WBWIFE yes, the purchase I'm making should be quick. It's just the sale my end that has the potential to hold things up.

@Frogqueen13 thanks, that's good to know! Do you think the first sale made things quicker for the subsequent (were there some documents already prepared that your second buyers had access to, like searches?)

We did it in 10 weeks, but was quite a few years ago next time took several months

Yes, from going on the market to completion it took 6 weeks. It was a few years ago now and there was no chain, just us & our buyers.

We did it in 10 weeks, from the estate agent coming round to give us a valuation to moving in. The first viewing led to an offer which we accepted -we were lucky. The rest of it was highly stressful, but if the solicitor had been quicker, the chain could have moved faster than it did.

Is your property under offer because if not I'd say no way, not in today's market.

Even if you have an offer I would say 8-9 weeks is pushing it. Does your buyer need a mortgage & if so has it been approved? Has the valuation been done yet ? Even when this has been done there are searches & all the legal stuff (both ways - your purchase & your sale). EA's I've spoken to recently are saying around 13 weeks from accepting an offer to completion. Good luck.

Hello!!

DH and me have been looking for a house around bromley since October with a budget of 450-470k . We need a 2+bed in a nice leafy neighbourhood . We finalised a house in Eden park (Beckenham ) . It is a 2bed terraced house and looks quite all right but we are not in love with the property . Being first time buyers we were not too sure what to pay and it was our first time in eden park as well . This is the property www.rightmove.co.uk/property-for-sale/property-74972777.html . Do you think 450k is too much ? And how is Eden park ?

You could do it in as little as 2-3 weeks if you live in a highly sought area and use HSBc

I don't want to derail the thread @SevendegreesSouth but I'd say that's a lit of money for not very much. I know Bromley/Beckenham is expensive but surely you can get something a bit bigger & better for your money.

@SevenDegreesSouth the property board people are shit hot at this kind of thing I have noticed - start your own thread (at the top of the board under the title there is a link to start a thread in this topic). I’m prepared to bet someone will find you something much nicer or be able to suggest other areas.

On thread subject I am heartened to hear that people have managed quick turnarounds.

We completed on our sale in 4 weeks from accepting the offer to concluding the missives. 5 weeks for our purchase.
I'm not sure if it's because the Scottish system is different but I couldn't imagine the process taking several months! The average each time we have sold has been 6 weeks from offer to completion.

we have gone from viewing to offering and completion in 7 weeks but we are cash buyers and house we are buying is empty so no chain and we are in rented so no buyers for us to worry about, and different office bu vendor is using same solicitor so theat has speeded things up we have been very lucky

I sold to a cash buyer who wasn't in a chain and moved to a house which was empty [no chain] in 3 weeks once.
I was also a cash buyer...so not sure how quickly it can be done if mortgages have to be arranged.

I find it's 3 months regardless of cash buyers, even no chain- and that's all down to slow solicitors.
