WWYD Putney/Teddington

So DH and i own a small flat in putney. We are soon to be 4 so need some space!

Ive seen an ex council house near dover house road for 600k

7-800k could also buy a really nice house in teddington

dh's job is vunerable to brexit so we've been looking for "cheap" ish houses rather than stretch our budget, im also nervous that it's a falling makert - but maybe london is more immune?

I was sort of thinking of letting out our flat and bidding on the house, however we will still need to pay towards the flat (cant change to interest only mortgage according to out mortgage co) and then there's tax on the income. However i will become a sahm after dc 2 so my personal allowance will cover most of the income.

However that's a ££ option and heavily relies on house prices going up. Schools are a bit scary as the house would be a gamble on east sheen primary or all saints putney. I could home ed if i dont get these.

Teddington schools are all pretty nice from what ive seen plus it's more central to the shops whereas roehampton really is not. Train is an additional 20 mins tho

We looked at north sheen at a doer upper but DH is not a fan. East sheen possible but would be more into the "hope we dont get relocated after brexit" budget so more of a risk.

Neither of us are good with property, i would happily move to the proper suburbs but DH hates them. Need to be SW for family unfortunately.

So ex council and paying on both properties in putney/roehampton or something in teddington?

It's a shame DH has discounted N sheen although the traffic there is a nightmare...

Teddington is very expensive.

Doesn’t money go slightly further in North Kingston or Surbiton?

I take it DH would hate sth like New Malden? (ie bland suburbia type place).

If you’re willing to go slightly more east, Carshalton or Cheam have better commutes and lower prices than Teddington. They also have top top state schools. Carshalton has a gorgeous village centre with great parks, leisure centre etc.
Cheam Village is very lovely with nice shops, great parks, tennis, cricket and rugby clubs etc The schools are excellent too. If you bought slightly south of the station, you’d be in the catchment for 2 outstanding, high achieving primaries with great grounds, clubs and own swimming pools.

Teddington is proper suburbs though, it's zone 6!
I like living there but the trains are often hopeless and commuting to London can be a pain. Most of the people I grew up with here moved to Surbiton if they needed to commute by train as the service is faster and more frequent. I think you do get more space for your money in Surbiton.

Plane noise is also irritating, particularly when the weather is good and their test period using different approaches or routes a couple of years ago resulted in noticeably more noise. However if you are in Putney you may be well used to it already!

Thanks all, DH is so annoying, i'd happily go for all the aforementioned suburbs but DH is sooo pickyAngry my dream is hinchley wood near the school there!

He wants to stay putney way so we can upgrade when his job is more secure but i want to pick somewhere that will hold value. dh hasnt technically heard my Teddington idea yet but was thinking keeping a flat and a house that both cost money could be a stress, or maybe spread the risk?

I actually never notice the planes in Putney but always do further west so i think the noise doesnt echo as much for some reason?

Interesting that teddington not really reliable for trains, ive heard mixed things about surbiton senior schools (we have a boy) so was a bit put off by that.

It's also hard to know if prices will come down more in the next year in which case I wonder if it's worth sticking it out.

I don’t know if Teddington trains are reliable but they aren’t that frequent and take a long time.

If you want to be careful with money and not overstretch yourselves, then a cheaper area would make sense. Actually, not that you mention secondaries around Surbiton, families from there sometimes move Cheam way for secondary (5 grammars + a fall back or an outstanding, high attaining comp).

What about New Malden to be closer to Putney? Not very pretty but great for families, quick trains and desirable secondaries (Coombe Girls and Boys).

So ive bounced some of these ideas off him and he reckons we can stay where we are and hopefully he will have more clarity on his job in the NY. He also wont look at doer uppers because apparently we wouldnt make any money with it(!!)

Actually have just checked surbiton and prices have come down a fair bit. Also saw loads of places in kingston and raynes park that cpuld suit

A few years back we had a similar choice but without owning a flat. We stayed in Putney in that area. Key question is where your flat is in terms of getting into primary schools? May be worthwhile staying until you get a school place? Oasis is a good option that didn't exist for us. I think the non religious from dover house area will gravitate there and East Sheen. Dover house is very family based, especially as the older right to buy folk move on.

Brandlehow is going to 2 form entry soon so catchment will grow. I think primary admissions are down a bit too from 3 to 5 years back.

Being able to cycle to work was one reason we stayed in Putney, plus night bus, tube and train options. Doverhouse is a bit out from Putney though, and the high street is getting worse so Wandsworth or Kingston take over for shopping.

Just love the commons, parks and river . Hopefully the children will try sea scouts or something on the river!

We used to live in Teddington and loved it. Such a lovely high street and community feel and schools are fab. Trains are a bit of a pain but doable, and at least you always get a seat!

What about the Strawberry Hill/Twickenham? The area around Radnor Gardens is really lovely. You could still get a house in the 800k range now I expect with the recent price drops and the Twickenham trains are generally fast and frequent.
