A house on for £115,000 last sold in 2014 for 84,000 it has had no work that I can see from the details and probably needs more doing now than it did then. What would you offer

i would start at £100000 and go from there depends on what doer uppers go for in the area. look at recently sold prices for the area

It would start at 84 and tell them they’re taking the piss.

Some nuts pricing round here but not a lot selling about the 2010-11 prices.

I'd start at £90k and would be prepared to go to £100k MAX.

Where it is and what's happened to the house since it was sold 5 years ago is obviously highly relevant.

Depends on where it is but fir that price I expect it to be north of England or Scotland cheapest property in the south east would be closer to £180 I for even the basic 1 or 2 bed flat.

Meant to add......average price rise over last t years I would expect to be around 15% so I'd start at £100k.

hadthesnip2 - If as you say the average price rise is 15% over the last 5 years then why would you be willing to START at a price almost 20% higher than what it last sold for?

Do you habitually pay more for things than they're worth?

the house we are buying is in street with all the houses being the same, as in semi detached two beds, most of the ones done up go for around 118 to 120 our one was on for 108500 and needs work so we offered full asking price knowing that even if we spend 11500 on it will still be in the same price bracket as the other houses in the street

isseywithcats - By ''needs work'' do you mean needs a minor cosmetic tidy up? Possibly a new kitchen OR bathroom?...

Because anything much more than that will cost you a lot more than £11,500.
