Beverley or Yarm?

Hi,
We are moving further up north to where we are now and have fallen in love with both Beverley and Yarm.
Can anyone advice us on which one they think would be better for a family with 2 teenagers and a primary age child that we may have overlooked.
Any advice on pros or cons of either area that we may not know with not knowing the areas.

Thank you all and sorry for late reply as we've been away.
Still very stuck on which area to move to, which is good I suppose if we love them both as much.
Bad thing is there appears to be no houses for sale which interest us. All are either too small or the new houses we looked at are still not released and no more information available.
How long do we wait as at this rate I can see us selling our house (which I love, just hate the area) and nothing being available in either.
I'm so impatient but tearing my hair out at not being able to start planning our forever move Sad

I live near Yarm, and am thinking of moving to a place just off the High Street. It's a lovely market town, with a high street that's consistently voted one of the best in the U.K. Lots of good independent shops, rather than th usual identikit names, and plenty of cafes and restaurants. Yes, parking can be a pain sometimes, but it's such a minor disadvantage, and you get to know how to get round it.

It has a fantastic quality of life for families - loads of places to go and things to do. Transport links are good, it's easy to get around - the A1 and A19 are handy, and the east coast mainline is close by at Darlington. Yarm has two stations, which link to Darlington and to Manchester Airport. Within half an hour's drive you have the coast, the North Yorkshire Moors and the Dales, and it's easy to get to Newcastle and Leeds as well. There's Conyers School, and also Yarm School, an independent which goes from nursery to sixth-form and is very well-regarded.

Yarm itself isn't rural, but the rural isn't far away, so you really do get the best of all worlds.

Oh, and the best day out is Great Ayton, about ten miles from Yarm. Birthplace of Captain Cook, you can climb up the hill to his monument and then back to Great Ayton to Suggitts, an old-fashioned sweet shop who make the world's best ice cream, and a paddle in the stream.

How are you getting on with your search op?
I don’t know much about Beverly but I live near Yarm and think Teesside/Stockton as a whole is a great area for families. Middlesbrough town would be your biggest local town but tbh the centre isn’t great. Teesside park is good for shopping though.

Preston park is really big and has some great walks around it, the play area is well maintained and down near the river they have boat trips.
The tees barrage is close to Yarm too if you are in to sports. It has an air trail and kayaking.
It’s so easy to go in to the countryside, some local places I really love that are close are
Captain cooks monument
Roseberry topping (you can walk from captain cooks to Roseberry)
Osmotherly is close by, that is always a nice trip out
Great Ayton, lovely little village with a river running through it. Great for kids to play in
Stokesley is a nice town that is nearby
Saltburn is not too far, that is a great day out for the family. Big beach, award winning fish and chips, a proper pier and the town is good too with lots of independent shops.

I find there is a good community feel in this area, there are lots of different groups you can join too. Whether you are in to knitting, exercise etc there is generally a group you can join for it!

@MoobaaMoobaa I'd love a detached 4/5 bed preferably with nothing needing doing. I'm definitely not looking for a project after spending 5 years doing my previous house Confused
Top budget is £475k so both areas seem to be right for what we're after but not many houses actually becoming available.
I'm presuming that's a good sign 🤷🏻‍♀️

Thanks for all the info, that's exactly what I'm needing to know. I knew about the Teeside shopping as I think I'd spend a lot of time there around Xmas. We have been advised of Saltburn against Redcar for taking the kids for day trips in summer etc.
I'm going to have a look into Stokesley as my little lad loves anything that involves paddling in water.
I don't seem to be able to find where the nearest leisure centre would be for swimming lessons etc, would you know at all?
We have found a couple of houses in Yarm/Kirklevington so this area is looking like a good possibility (if only we could sell our house quicker) Smile

I grew up in Beverley - albeit that was 20+ years ago.

I absolutely loved it. Just the right balance of there being enough to do (for teens) and yet it being safe to go off and do it. It's just a shame the old cinema closed down (though it was tatty 20 years ago).

The Westwood is a fabulous place to walk and spend time.

The High School was great fun and gave me a great education.

Hull provided many an amusing night out when I was a bit older.

I was back in the region recently and had a great time walking about with my memories :)

I'm local to Yarm (village close by)
Yarm really isn't that rural, it's a bit of a weird part of the country with lots of cheap shops and services as there are some very poor areas not that far away but also some really high end ones (there's quite a bit of money knocking about in Yarm and some of the surrounding countryside)
Well connected to Stockton, Teesside in general, Darlington (and from there the East Coast mainline is a fast trip to London, Durham and Newcastle)
Preston Park is fab, and it's not the only great park within the wider area.
Yarm traffic can be a nightmare through the market square
Ingleby Barwick is not my cup of tea, I'm not one for modern estate houses buts that's me , some bits of Yarm are the same but have older estates too (we have a Victorian villa)
Easy to get to National Park or coast (train to Whitby) if you want to escape
Mobile signal can be a bit patchy in central Yarm
Some nice pubs, restaurants and bars both family friendly and quite posh
You can go on boat rides on the river

There's a pool in Stokesely, one in Northallerton, One in Stockton and a couple in Middlesbrough for council run lessons. A lot of the gyms also do smaller private lessons too.

I grew up in Great Ayton, it's lovely but also glad I left as a teen as would have been so bored and growing up there you can get stuck in the 'village' mentality (we moved to Marton when I was 14)

We've just viewed the new Bellway homes in Nunthorpe and think we will be putting an offer on one of those shortly, quite exciting. 4 Bed detatched with good grounds for £289k, walking diosctance to primaries and Seconaries and only a 10 min drive into either Middlesbrough, Guisborough/Saltburn or Stokesley/Great Ayton

Qforcucumber, I know I'm probably teaching you to suck eggs but please get an independent lawyer to look over any covenants on the property. We put an offer in on a new build in Nunthorpe and had to pull out as the covenant was awful!

It was the Gypsy Lane site. House was stunning but the covenant was just awful. Not a Bellway home though so it might be different with them but it's definitely worth reading the covenants word by word

There is a David Lloyd’s near Teesside park that has a lovely outdoor pool but is ££. If you went to Yarm your closest pool would probably be the rainbow in Coulby Newham.

Coulby Newham also has a nice little farm called grange farm which is good for younger kids. It’s just had a major update to it too.
Redcar isn’t terrible if you only want the beach, don’t bother with the town though. It has a small splash pad there and the stretch of beach between Redcar and Marske is gorgeous (called the stray). Redcar also has Kirkleatham museum and grounds. They do a big festival of thrift every year which is well worth a day out.

Our favourite paddley places are sheep’s wash, saltburn valley gardens and great Ayton.

Seaham isn’t far which also has a nice beach and a bigger splash pad.

I agree about Ingleby Barwick, there’s nothing wrong with it as such it’s just a bit meh. It’s all houses and not much else.

I can’t remember the name of the estate but there is a nice and affordable estate where Juninho used to live. Further down near Valley drive there are some gorgeous houses!

There’s a prison nearby (don’t let that put you off!) where they do full car valets for a really good price too!

@princesconsuelabananahammock there is also a really good pool with great lessons at Darlington (dolphin centre) both my two are fab swimmers (ok the 3yo is just an enthusiastic starter but he's confident) thanks to the instructors there

Ahh is it more 5 beds you are looking for, there seems to be a few 4 beds in Beverley and walkington, but not many 5s.

There is an interesting one at weel which is just outside Beverley but... to get to weel you have to go through a bit of a rundown industrial estate(It might not be that bad now, its a while since I was there)

Thank you everyone again. I'm always googling away when I get replies and seeing all the different areas around Beverley and Yarm.
I don't think we can go wrong with either but just need to sell ours now.
We haven't found a house in Beverley yet but found a lovely one in Kirklevington by Duchy Homes. Fingers crossed 🤞🏼
