Buying near a power line

I've seen a house I love, it's just built! The only drawback is about 5-6m from the back garden is a power line. I've attached a photo.
I'm unsure of the voltage & a little concerned of the health risks.
Would anyone else avoid?

Many people will be put off. Use that to your advantage when negotiating.

We rented a similar property whilst waiting for our home to be built and hated it. There always seemed to be a constant humming noise coming from it which used to freak me out.

Everafter1 · 05/07/2019 18:41

I'm not bothered about the financial side, it's more the health hazards with it being in such close proximity.

Those are 33kVor 11kV residential power lines, for which no evidence has ever been shown to have any medical affect whatsoever.

200kV and higher (the giant pylons) have a tiny risk increase - www.nature.com/articles/s41416-018-0097-7
"In this first comprehensive pooled analysis of childhood leukaemia and distance to power lines, we found a small and imprecise risk for residences

Extremely ugly though! I think looking at something so ugly would stop me buying so reselling might be tricky if you need to!

johnd2 · 05/07/2019 23:15

To be honest there are 240v cables through every floor wall and ceiling in your house, they just look less scary because they are plastered in. They could be plastered into the wall inches from your head when you're sleeping, to no ill effects.
That thing wouldn't cause any issue at all, but like above, use that as a negotiating point.
Same goes for grave yards, they won't hurt you but they certainly help you negotiate a lower price on houses with a view on them!

Everafter1 · 06/07/2019 00:51

A lower price wouldn't alleviate any worries, it's not in my interest to try use that one. Already getting offers as no one is taking this.
Yes they are horrible looking and the pole with the big box is smack bang at the back of the house. No missing it.
If it's putting me off it'll put off others & no doubt affect selling in the future. We've decided to wait & reserve one in the next phase.

don't they interfere with it connection?

BentNeckLady · 07/07/2019 21:28

I wouldn’t even view it as It’d be an absolute no from me because of how they look and because of the noise they make when it’s damp but if that doesn’t bother you then buy it! It’s probably worth remembering that it might make it harder to sell if you every need to move though.

Lightsabre · 07/07/2019 22:48

Your next buyers might need a mortgage and it will be difficult to get one with a pylon in such close proximity. Reselling would be very hard also. If you have a choice of a different location then I'd wait.

EggsRoyale · 08/07/2019 20:39

It's not really a pylon, it's a timber pole with what looks like a step down transformer which will bring the 11kv line down to 415/240v for local supply. The transformer may hum but if you visit on a damp day you should get an idea if this is an issue of not.

peteneras · 08/07/2019 20:54

I would definitely avoid it and have previously avoided it no matter how attractive, cheap, etc. the property is. Nothing, but nothing is more important than my health no matter what the "experts" say. Yes, I'd like to gamble on most things but not my or my family's health. After all I'm not only living there for one week or one month or even one year. It could be many, many years - assuming I survive the time.

Everafter1 · 09/07/2019 09:40

Peteneras I agree! There's actually a case with rare cancers, blindness and a whole load more going on with staff & kids in a school near me. It's heartbreaking. The land was all passed as safe to build by the government, although they new of possible dangers. I'm the same, the correlation doesn't come from nowhere & you only know of the consequences when it's too late. I'm pregnant so even if there's a question mark above it, I need to follow my gut.

We didn't take it. We love the house & have reserved an even better plot, not just in relation to the power line! It will be later before we move in but definitely worth it Smile
