Barnt Green or Tanworth-in-Arden??

For those of you familiar with these areas in Birmingham, which area would you prefer to buy a house in?
We've seen properties in both of these areas, the house in Barnt green is just that little bit nicer than the one in Tanworth-in-Arden but the village seems nicer there.
There really isn't much between them and as we're fairly new this part of the world I'm super confused.
Any advice about these areas would be great.

Both nice places, but I know Barnt Green better. It's got a nice little high st and a couple of good pubs, take aways etc. Not particularly 'scenic' but it does have a nice village feel, and a busy sports club/cricket club etc. We're not using the school (yet) but it has a good reputation and ofsted report.

Are you commuting in to Birmingham? If so, I think Barnt Green has the better train link.

(Currently very over invested in the BG property market so I'm very intrigued by which house you're looking at! )

Dia12 · 04/07/2019 23:30

Thanks for replying. We don't mind if the commute into bham is a bit longer as DH works out towards Warwickshire.
We don't have any DC yet but we definitely would like to start a family. Just want to make sure we don't end up investing a lot of money into the wrong location.
The house that we are considering is this:

The house in Tanworth-in-Arden is not as nice but the village seems really lovely, quaint and close knit. Also, not sure if I'm correct I thinking Tanworth-in-Arden prices are higher and it's more desirable?

Wow love that house. Whats tge TinA house like?

ToftheB · 05/07/2019 07:35

Beautiful house! We didn’t really consider Tanworth-in-Arden because being on the cross city line and next to the M42 makes life a lot easier for us.
I think that both areas are seen as desirable and you won’t go too far wrong with either of them. I’d speak to a few people about the schools in each village though, if you’re thinking of starting a family (and not people who are directly invested in selling you a house!) Ofsted reports aren’t everything (and are subject to change), but the T-in-A school is currently not highly rated. If nothing else, this might make it harder to re sell any property if you need to.

If you're Warwickshire way (as in commute wise) have you considered Knowle, Dorridge, Lapworth?

Also villages closer to Warwick? There are loads - Barnt Green is more towards Worcs than Warks - not massively though.

Dia12 · 05/07/2019 09:49

Thanks @ToftheB, that's really helpful information. You're right, a chat with the locals would be a good idea.

@MirrorHope oh I do love knowle, it would be my ideal location (dorridge too but it's a bit more congested and lapworth is amazing but a bit too rural) unfortunately we are just out-priced in those areas for the same size of house. I could wait it out for a house there within budget or a development project but feel the prices are only increasing year by year. Confused

Are you sure? I've not looked recently I know that some of the higher house prices are going for less - look at recently sold perhaps and see. Yes prices do go up and up so if you want the area worth getting in - can't be paying that stamp duty again!

Knowle and Dorridge (Dorridge is amazing for transport links) are fab I would consider a smaller house there rather than Barnt Green or Tanworth in Arden

BackforGood · 05/07/2019 18:05

Don't know T-i-A, but Barnt Green is considered very desirable. "Nair naice" in MN terms.

Dia12 · 05/07/2019 18:06

Oh boy, you got me thinking about knowle/dorridge again! I remember looking at that house on Rightmove too, but isn't it a bit ugly Confused?? argh! It's so hard. Like you said, with that kind of price, it's got to be pretty much a forever home as wont be wanting to pay stamp duty again anytime soon. I'm finding it difficult to find something I like, i hope it doesn't take as long as it did to find my DH!

Knowing the Knowle/Dorridge area, I would say it's well worth living there and the price you pay for location pays off in the long term, especially if you plan on sending any future children to the primaries or secondaries around.
After a little bit of looking, I would say these have to be my favorite properties nearby, although I'm not entirely sure what your budget is:

You might be able to tell I do a lot of right-move window shopping Grin

Advise look at catchments for schools. Knowle/Dorridge is very tight in catchment especially Knowle as it's 2 form entry.

Arden is a specific catchment too.

Personally I would choose Knowle/Dorridge over Barnt Green. BG is a slightly poorer neighbour! Sorry!!

weaselwords · 06/07/2019 16:37

I like Tamworth in Arden more, for some reason. I used to ride my horse round there and just got a good vibe from it. To be honest, there isn’t much between them as both nice places to live.

weaselwords · 06/07/2019 16:38

Tanworth! Stupid autocorrect.

Fluffycloudland77 · 06/07/2019 17:17

I love barnt green, really lovely village and gorgeous houses. TiA nearest town is Redditch or Solihull. Your on the cusp of two health authorities too so sometimes you get sent to Solihull, others to Redditch.

YoureAllABunchOfBastards · 06/07/2019 17:24

Barnt Green is an easy train journey into Brum, but it is also 'considerably more money than yow' territory

Dia12 · 06/07/2019 17:54

It's really helpful reading everyone's comments and I'm getting a feel there really isn't much between them, just different vibes but equally nice.
Thank you @MissScuito for the shortlist! Very kind of you, nice to know I'm not the only one who loves a bit of Rightmove browsing!
I think we're leaning towards BF despite the lure of TiA, but let's see how it goes!

Honestly OP if you want to get the best area then there is a reason why Knowle and Dorridge are more expensive BUT it really does depend on what you want.
