10 viewers no sale. Any tips??

So our house has been on the market just 11 days but I am already panicking. In that 11 days we have had 10 viewers and not a single bid.

We are selling with purple bricks (I know a lot of people don't rate them but the estate agent's around here are really lazy....no floor plans or anything). We can see our feedback online. We have 4/5 for presentation 3/5 for price and 3/5 for suitability. We don't think our home is over priced compared to others on the market. We actually wondered if it was too low when we first put it up but went ahead hoping to negotiate up price when bids came in.

Anyone got any tips? 3 people have said they are interested during the viewing, one came back for a second viewing then we haven't heard from any of them again. I keep making the house spotless but no help.

Is this a bad time to sell or is there anything I can do to make it more appealing. I don't want to link as I don't want to out myself....

It may be that your view on the price is out of line with the people looking to buy. 10 viewings and no offer suggests the price is highly unlikely to be too low.

To get any useful suggestions/comments you're going to need to stick up a link.....

Difficult to say without a link. 3 out of 5 for price would make me think it's overpriced. However, it's very early days, so I wouldn't panic.

It sounds like there's something you've overlooked that could be putting people off despite a lot of initial interest.

Yeh I get what you're saying about price. The thing I don't get is why would you view a house if the price wasn't right? Plus the feedback generally is that they like the house presentation. I admit when I walk about looking critically I do see wee things needing done but nothing major. Sealant here and there so I will try and fix them.

Some context on the price is that the home report said 110k (we are in Scotland so an initial home report is a must). We have it up for offers over 100k. Ideally we want 105k or more.

Our friends recently bought a beautiful, similar sized home for 105k but in a bad area. Our area is known to be a quiet and good street. A house on our street recently sold for 105k and it was only 2 bedroom. There's nothing major needing done in our house, just decor to taste.

With so many viewers we thought it would be a quick sale lol. Anyway, we have 3 more this week. Any tips on the best way to show people around? Leave them to it or give them the sales pitch as I go around?

Honestly, just chill out. 10 viewers in 11 days is amazing - there's always threads here about three months and no viewers! Even with that rate of eyeballs it takes people a while to decide, they may have half a dozen other places to look at too.

Look at it this way - you liked it and bought it. Someone else will like it and buy it. I hate buying and selling houses (am very old) and the next move from here will be in a box Grin It's not just price, it is a feeling, when we walked in here it had several features (artex, ground floor completely open plan and no shop in walking distance) that were on my list of "definitely nots" House felt right so we bought it. That was 13 years ago. Someone will feel "right" about yours and buy it. Good luck Smile

Yes I think you should chill. If it was too expensive you likely wouldn’t be getting the viewings

It sounds like perhaps people expect the house to be a bit bigger (sizes of rooms that is)? That would explain why they come to view it (fits the bill for number of rooms), appreciate the presentation but don't think it's amazing value for money as it's tighter than expected.

Somewhere in-between the two. Show them around, pointing out anything of interest and things that are not immediately obvious, but without trying too hard to 'sell.'

I’m house hunting atm and I have to say I’ve heard such bad reviews about Purple Bricks about how unhelpful and lazy they are, that I won’t even look past the first page of a House advertised with Purple Bricks.

10 viewings in 11 days. What are you worrying about? I wonder if they think they'll get into a bidding war and won't be able to afford it. You need to do all the little jobs though.

If you’re in Scotland you might not get offers until you set a closing date - do you have any notes of interest?

No notes of interest, that's what's frustrating us. We will spend this weekend doing some odd jobs here n there incase the little things are putting people off.

We've been happy with purple bricks so far and had plenty of viewers so hopefuly most people aren't put off but of course that could be an issue too.

I'm sure everything will work out but I do lack patience for these sorts of things lol. We actually love our house, just wish we could give it a garage and a driveway. Maybe that's why it hurts that no one is bidding.

Do Purple Bricks actually follow up on viewers in person
I don't think you can note interest in a property being sold by PB (am solicitor )
Would never buy or sell with them

3/5 for suitability makes me think that there is something about the layout / rooms / garden / location that isn't immediately obvious from the details?

Yes you can both note interest and bid if buying s property in Scotland using purple bricks
