Where in STOCKTON-ON-TEES

We've finally decided to move towards Yarm after falling in love with the area and thinking the location, schools etc are exactly what we are looking for. This is to be our forever home hopefully, to bring our children and future grandchildren up.
Our problem now is that we don't really know the area too well and have favourite houses in Yarm itself, Kirklevington and Ingleby Barwick.
Can anyone give me any information about the 3 areas which may help us as we said we'd find somewhere within 10 min drive of yarm high street and they all fit that criteria.
Super confused 🤷🏻‍♀️

Oh and I think they're all classed as Stockton.
I get confused as sometimes it says Stockton, sometimes Cleveland and even North York's 🙈🤷🏻‍♀️

You might get a bigger house in Ingleby Barwick, for your money. What’s your budget? Ingleby and Yarm feel quite different - one is a large housing estate and the other a historic market town. Have you also considered Eaglescliffe?

Thank you for reply. We have a max of £475k and I'd noticed you get more for your money in Ingleby but that makes me suspicious of to why 😆
We've read that we're best staying on the south side of the high street due to bad traffic as my husband will need to commute via the A19 most days. I love Kirklevington but I'm worried that the kids would be bored there, especially my 16 yr old as I couldn't find many bus routes.
The new builds on Green lane seemed perfect as in location for us but last time we lived on a big new development like that we really didn't like it, felt quite homed in and crowded.
They all seem so near to each other but I know it can feel quite different once you're actually living there and needing to get about.
We're thinking of going to yarm on Sunday for the local gala to get a better feel and have another drive around Smile

If you are uncomfortable with the proximity of the green lane building plots, I'd suggest ingleby might not suit you...
Both have their plusses and minuses. Ingleby is cheaper because it doesn't have Yarm High Street on the doorstep! Quite a few of the kids in ingleby bus to Conyers or Eaglescliffe secondary.
Top end of Eaglescliffe has good access to the A66.
Personally, I wouldn't live in teesside again without a car. None of the public transport is fabulous. Yarm and Eaglescliffe do have a station tho.
That said, anywhere in Ingleby is walking distances to tesco, the new leisure centre, a park, a pub, a corner shop, and a community centre.
Yarm has the advantage of a proper high street, but parking is tight, and the traffic at 5pm is slower in Yarm than IB, imo.

Yarm High St is at the very north end of Yarm. Anything north of the high st (and across the bridge) is Eaglescliffe.
If you want to avoid traffic, the further you are from the High

I would agree that there’s not much going on in Kirklevington for teens.

Yarm is very pretty and cool but the parking is ridiculous and that, paired with the slow moving traffic means that the air quality is poor which they have fixed by moving the monitoring station out to the middle of nowhere.

You get more house for your money in Ingleby, with the bonus that it is well served by an abundance of cycle lanes.

Yarm has more going on and if you have mega buck, this is where you'll find a nicer house.

Go to Kirklevington to retire.

If you move to Ingleby, stick to the end near Yarm, otherwise your dc might end up getting dumped in Thornaby Academy.

Kirklevington is fine with little ones or older ones with cars, boring for teens but houses are lovely, buses not really needed you can walk or bike into Yarm easily enough.

I wouldn't live in Ingleby personally, but I'm more Nunthorpe/Marton area and the whole huge new build estate does nothing for me, nothing wrong with it as such though.

Yarm itself, can depend on the road - around Scugdale close/Layfield/Limpton gate you'll get something quite considerable for your money and you're close to Conyers for senior school, also miss the high street traffic but close enough to walk.

Either of those are on great quieter side roads, perfect for schools and get onto the A19 without fighting the highstreet

Thank you for so many replies. I think we had an idea that Ingleby wasn't for us, just fell in love with a few houses. After talking this afternoon I think we're going to look just at Yarm and Kirklevington. I am worried Kirklevington will be too quiet for the children but we have been told there is a new estate from story homes being built with a village green and a new shop. May try to find out more about that for how many people it will bring into the village.
My son (6) is only used to a very small primary school so I'm worried the ones in Yarm all seem quite big. He is use to 100 pupils only. Although I would look at the catchment area of Yarm for him still going to Kirklivington primary school. Does anyone know how big these estates are going to be or if any more houses are being built on the south side of Yarm?

Yarm high Street is horrendous around commuting time so I'd definitely try to avoid a house which would involve driving down the high street for your commute.
Eaglescliffe is great can walk to yarm high street, near Preston park, train station and great school. A bit cheaper than Yarm too. Yarm itself is lovely but we decided against it due to our commute and avoiding the high street after we'd previously rented and been driven mad by it. Wasn't a fan of ingleby barwick a bit of a concrete jungle and the markets oversaturated so it can be hard to sell if you ever had to! Also more of a risk with the school catchment area.
There's been loads of new builds in yarm recently though so if that's what you're after should have a fair bit of choice.

Thank you, we are looking at egglescliffe as it seems lovely and walkable to yarm but we too are worried about the commute each day.
New houses are all on the easier side of yarm but don't seem to have the same charm. I'm still in love with the little new development in Kirklevington too so we'll need to get back up that way and look at areas again.
Love how it's only a short run to a beach and huge retail park with cinema, seems to tick all our boxes so far (apart from the big issue of a house 🙈)

Babsroma1978 You'll always read bad reviews, but the 3 areas you are looking at are absolutely fine. Teesside has a bad reputation because it is a poor Northern area, but in its majority you will have no problems at all.
