Moving to Petts Wood

Hi, we’re looking for a property in Petts Wood, probably around Shepperton Road. I have no idea if it’s safe or not. Because I work late and I take train( I don’t drive), my concern is the area should be safe for one person to walk at night. And what about the local areas and people? I use to live in Bromley and it’s pretty safe. But we cannot afford buying property in Bromley so we choose the cheaper property in Petts Wood. Is there anyone can give me some advice?

Not much help on specific areas as I lived the next town over, but just to say that the sushi at the Rising Sun in Petts Wood is some of the best I've ever eaten, including in Japan. If I were picking an area it would be within striking distances of the amazing sushi 😂

Yep, very safe. Have lived in PW and never felt worried walking home at night or any other time.

You can check crime stats there. Generally, vast majority of suburbia is very safe.

I’ve done some extra work and I found there’s some council estates like Coppice estate around here. Do yo guys have any idea about it? Is it a bit chavy or not? I know Shepperton Road is on the poor side of PW( west side) , but I hope it isn’t too bad.

We are facing the same thing as you :) we are looking to buy on the “not posh” side because we can get more for our money and have access to the same amenities just have to cross a bridge to get there.

We asked several estate agents about this “tracks divide” when looking at houses on both sides. They said the west side more families are buying there now and there is less of a divide as more young people who are priced out of family homes in SE3, SE10 etc are looking at Petts Wood.

I looked on a crime map and PW as a whole looks very safe, majority of crime seems to be theft around the station, which isn’t uncommon, and some shoplifting, again not uncommon.

Not to hijack your thread but I wondered if people could let me know what the local offering is for kids? What is there in the way of playgrounds, sports, libraries, extra curricular activities etc? Is there much on the doorstep or do you have to travel to Orpington, Bromley etc?

Don’t worry it wouldn’t be a problem there’s Petts wood recreation ground if you’re close to Shepperton Road. And further grounds around southborough lane. But you may have to go to Bromely/Orpington for shopping and leisure things. I do like Bromley high st very much.

I’m struggling with PW and Elmstead wood( yes the Kings quarter development). Is there anyone know Elmstead wood well? It is said there’s some council estates closed to EW such as Mottingham? But the train seems faster than PW.

Lovely area. Lots for the kids (and adults) . There is a pottery painting studio, soft play, parks, playgrounds, Cubs, brownies, Fencing, Street dance, ballet, kumon, tots football, playgroups etc etc. Easy to get about when they are older and teenagers as loads of trains and bus routes. There are nice local shops but for a good range it is easy to pop into Bromley or drive to Bluewater. A couple of ladies clothes shops give a nice small selection and are friendly and helpful. Farm shop at Hewitts in Orpington for those trying to avoid plastic and buy local etc.

As it is on the edge of the countryside you have so much to head out to into Kent as you do upto Town in central London and none of it takes a long time as you are only five mins from J4 of the M25.

This Friday evening just gone had a lovely feeling, lots out enjoying the sunny weather in the Daylight, One Inn the Wood, Cow and Bean (turns into a little drinking hole in the evening) - lots of lovely restaurants, Mexican, Indian, Mediterranean, Turkish, Chinese, Thai. A new wine bar is due to open in August called Vault and Vine I’m what used to be the Lloyds bank.

Lovely village feel with May Fayre, Petts Woodstock and Christmas lights.

I live in Petts Wood, a couple of minutes walk from what used to be the Coppice Estate. As far as I'm aware, it hasn't been a council estate for many years - 'Coppice estate' seems to be a name used by locals who have lived in the area for a long time. There is some social/council housing there, but I think the majority is now privately owned.

I go through it all the time to go running, and for walks (the area backs onto some lovely woods and fields) and I've never felt unsafe. It's just a very residential area with lots of greenery, and mostly perfectly nice terraced and semi-detached houses.
