To sell or not to sell?

Hello,

We live in Glasgow and bought are 3 bed semi 3 years ago (prior to DC). We now have DD and a DS on the way.
We do need a bigger house (kitchen etc small) but hadn’t planned on moving for another few years. However, we’ve since discovered that houses in the area have show up of late (it’s a desirable area and there arnt many houses our size - tends to be either flats or mansions). We got it valued and as it stands we would be set to make about £50k on the price we bought it for which would obviously be a great help for our next house.
The estate agent was adamant that now is a good time to sell given on the neighbouring houses that have sold so quickly the past few weeks and for well above home report.
Our problem is however - there’s realky not much at all on the market for us to then actually buy! Literally hardly one house we’d be interested in and that’s including looking out with our area.
So my question is - we think we will wait to Spring in the hope things pick up? Anyone have any thoughts on brexit/house moving just now etc?
We’ve looked at the properties sold in the Soring just past but there was very little - ? Due to brexit fears.
Any advice really appreciated.

Another option would be to sell your house and if nothing suitable to buy is available, just rent for a year whilst you wait for the right property to come up.

I wouldnt do what JoJo said. Once you come out of the market it is sometimes hard to get back in again, especially if property prices are going up.

If there is nothing suitable to buy then just sit tight. You don't need to sell at the moment so just bide your time, keep looking, and if something comes up then you could sell. Dont forget EA's make their money from selling houses, so of course they will want you to sell yours now.

I agree, I would sit tight rather than come of the housing ladder. When the time is right it will all fall into place - you will get a good price for yours and you will find the perfect next home! Maybe look from time to time to see what's out there. Good luck!

Whatever you decide to do, be certain of your decision and don't mess potential buyers about (although I've heard it's harder in Scotland). This is coming from someone who has been gazumped and then lost another house a few weeks into the process because the vendors suddenly decided not to sell their inherited property. Hmm
