Is end of June / July a bad time to list your house for sale? (In London if that makes a difference)

My mum is about to list her house (next week the EA is coming to take photos). I’m worried that it’s too close to the school holidays and she won’t get many bites. She wants to put it on now as the garden looks glorious and it shows it off at its best (she’s right about that).

She’s in London. Is beginning of July a bad time? Should she wait until September? Or does it not matter?

It’s not a family home, as it’s quite small. But I think school holidays (July/ August) means everyone sort of vanishes a bit, kids or not...? Maybe I’m wrong!

I wouldn't overthink it. If someone is looking for a house they won't be away on holidays and will be looking all the time whenever a house comes up for sale?

We have just gone otm, I figure it cant sell if its not listed, so may as well be on. Might take a week, might take 6 months....

We're looking but not much is coming on. I do have the fear of missing out when we're away, though.

We were planning to put our house otm in June (but 2 of our DC decided not to move out as planned so we haven't listed it) the EA's we spoke to advised us to take our house off over summer if not sold before the end of July and then relist in September so that it wouldn't "go stale" and it would look like a new listing on Rightmove/zoopla but it is a family house and I reckon most of their staff go on August holiday so perhaps they don't have staff to cover viewings for all their listings.

We originally bought our house at the end of July a few days after it came otm. we would have kept looking all summer if need be. If you are serious about moving then I don't think a few weeks of summer is going to deter a serious buyer. You can do without casual viewers " who may move" if they see the right property.

Is there ever a good time to list? You have school summer holidays, back to school weeks, Half term, Christmas and New year holidays, winter half term and Easter so lots of supposedly "fallow" times

My mate went on a few days before Christmas 2016 (“bad time”) and got an offer near the asking price from a ftb on 30th Dec. Completed just before Easter 2017.

I’d just go for it.

Alternatively, if it's not a family home, July / August is ideal. People without kids in school tend to go away in June/Sept to avoid silly holiday prices and so are around in July/August. Also houses look better in the sun and if the garden is glorious now then it could be ideal...

Let's be honest, estate agents always have a myriad of excuses why a house isn't selling no matter what time of year!

I don't think the traditional ''good'' or ''bad'' times apply to marketing houses anymore... as long as it's sensibly and realistically priced it will sell quickly and easily.

The only houses hanging around and struggling to sell in this current market are those that are overpriced with greedy/deluded vendors.
